We caught up with the brilliant and insightful Wayne Nielson a few weeks ago and have shared our conversation below.
Alright, Wayne thanks for taking the time to share your stories and insights with us today. What sort of legacy are you hoping to build. What do you think people will say about you after you are gone, what do you hope to be remembered for?
I hope that people will remember my family for the lives of people we have blessed and affected in positive ways. We have been very blessed to live in such a wonderful place, surrounded by so many amazing people, so we just wanted to establish a way to give back to the community and invest in the area for generations to come.



As always, we appreciate you sharing your insights and we’ve got a few more questions for you, but before we get to all of that can you take a minute to introduce yourself and give our readers some of your back background and context?
For many years, we owned and operated a local construction business that grew from a single dump truck to become the largest locally-owned employer in the area. When it was time for a change of ownership, we desired to invest our retirement in the local community.
Our goal was to provide a state-of-the-art lodging and recreational facility for residents and tourists to promote economic development in the area. It took a large investment of resources to provide accommodations to meet a variety of different interests and personalities. After it all came together, we were very proud of everything that was accomplished and thankful to all those who helped along the way.
What we want people to enjoy the most is this beautiful area we live in. There are so many things to do a sites to see, that people can keep coming back over and over. After a long day of exploring/adventuring, we want them to come back to a nice, clean facility where they can relax and spend even more time together as a family/group with our amazing amenities.



What do you think helped you build your reputation within your market?
In the lodging industry, especially in RV parks and resorts in rural Utah, word of mouth is everything to the success of our business. While we still emphasize internet marketing and SEO, we do our best to make sure our guests have a positive experience here, because, if they have a good time, they will more than likely talk about us to their family and friends, and leave excellent reviews. If guests have a less than extra-ordinary time here at our campground we figure out why and strive to make changes for them.


Do you have multiple revenue streams – if so, can you talk to us about those streams and how your developed them?
We wanted our resort to be different and special to our guests. We really went outside the norm of traditional RV parks and campgrounds by adding amenities that you don’t normally see in other parks. Our amenities include: batting cages, pickleball courts, table tennis, horseshoe pits, cornhole sets, foosball, mini-golf (coming soon), and a playground.
As far as other revenue streams besides the Rv spots, cabins and tipis, we sell tokens to the batting cages, we have a small store with essentials in our lodge, we sell propane to the public, our laundry facility also makes us additional revenue from washer and dryer use, as well as soap and other related items for sale inside.
