We recently connected with Wade Giles and have shared our conversation below.
Wade, appreciate you joining us today. Can you recount a time when the advice you provided to a client was really spot on?
Thanks so much for having me today! I’m excited to dive into these questions. When it comes to the best advice I’ve ever given a client, one instance that stands out is when I helped a family navigate a difficult situation. I had a dear friend and client who, sadly, passed away unexpectedly without signing her will. Her children were understandably overwhelmed, not only by their loss but also by the intricacies of the probate process.
They were eager to move forward with selling the family home, but I advised them to wait, take the time to let probate clear, and not rush into a sale. Even once probate was settled, I suggested they hold off a little longer. Based on my experience with market trends and timing, I knew the extra wait could yield a stronger result.
In the end, we put the house on the market several months later and sold it for over half a million dollars more than we likely would have if we’d moved too quickly. The foresight to wait made a massive financial difference for the family, but more importantly, it gave them the space to process and grieve without the pressure of rushing through such a significant decision. Sometimes, the best advice you can give is to slow down, assess the market, and think strategically, even when emotions are involved.

Can you tell us about what’s worked well for you in terms of growing your clientele?
The most effective strategy for growing my clientele has always been building strong relationships and delivering consistent, exceptional results. The majority of my clients are repeat clients or come through personal referrals. When you prioritize trust and personalized service, and go the extra mile to meet or exceed expectations, people remember that. I’ve been fortunate to build a business based on reputation, and I believe that speaks volumes. It’s not just about closing a deal—it’s about creating an experience that keeps people coming back and referring us to their friends and family.


How did you build your audience on social media?
Since starting my real estate journey, I’ve grown my Instagram audience to nearly 12,000 followers completely organically. Across all our social channels, we focus on offering real value—whether it’s market insights, behind-the-scenes looks at listings, or candid glimpses into my personal life and values. People connect with authenticity, so I make sure to sprinkle in some fun along the way too.
Social media has been a game changer for me in terms of building and maintaining relationships with clients. Video, in particular, is incredibly effective for establishing trust and creating a personal connection. It allows me to showcase my personality in a way that goes beyond just posting listings.
For those just starting to build their social presence, my advice is to be consistent and not shy away from creative risks. You need a good balance of playful, unique content and educational posts that establish your authority and build trust. I’ve been working on a fun, ongoing video series with Austin Stowell (@austinfromaustin_) where we’ve leaned into playful, amusing concepts.
