We were lucky to catch up with Vinnie Silber recently and have shared our conversation below.
Alright, Vinnie thanks for taking the time to share your stories and insights with us today. Have you ever seen (or implemented) a really awesome way to show a client you appreciate them
We, Team Silber, feel that showing clients how much we appreciate their business makes them feel valued and appreciated. When you are competing against so many other realtors in the Central Florida area, you need to set yourself apart from the rest. First, we build a strong repour with our clients, getting to know them personally. This helps to show them that we are invested in their journey of buying or selling a home. For buyers, we like to take them to lunch when possible while viewing homes. We, Doug, myself and our daughter, then take them and their family to dinner once they sign a contract to celebrate the occasion. When they finally close on a home, we like to give a gift that is unique and special to them. For buyers, we also take them out to dinner to celebrate an accepted contract for the purchase of their home. At closing, we buy them a gift that is unique and special to them as well. On the 1-year anniversary of the purchase of a buyer’s new home, we like to send them a hand signed anniversary card. We remain in contact with many of our past or returning clients either through email, text, or phone calls.
Great, appreciate you sharing that with us. Before we ask you to share more of your insights, can you take a moment to introduce yourself and how you got to where you are today to our readers
Doug and I, Team Silber, have been together for almost 22 years, have an amazing 6-year-old daughter and 2 crazy dogs. We moved from NY 15 years ago to escape the cold and snowy winters and we have never looked back! We both come from careers that are customer service centered, so real estate was the perfect choice for us! When Doug started at Realty Professionals of Florida, he was awarded “Rookie of the Year” and over the past few years we have won “Million Dollar Top Producer”, each year. We share real estate responsibilities that meet each of our strengths but also work together to ensure everything is correct with each transaction.
For over 20 years, Doug and I have purchased and sold many of our own homes. There were positive experiences but also some negative ones during those purchases and sales. For example, we went under contract for a single-family home based on a virtual tour and our realtors’ opinions. When we saw the home in person, there were many visible issues with the home that the realtor did not tell us about nor could be seen on the virtual tour. We relied on the realtor to be honest with us, but that did not happen. So, when we became realtors, we promised ourselves that we would never let our clients experience the same issues and/or problems we had. That we would take on all that stress, concerns, and worries so that our clients did not have to. As a result, we have built a strong relationship with our clients. We are honest and truthful, which they very much appreciated. This has resulted in return clients and great referrals.
Team Silber works with both buyers and sellers. We especially enjoy working with first-time home buyers and helping them navigate the buying process! It can be overwhelming, so we are there to shield them from any of the stress, frustration, etc. so that they don’t have to. Team Silber is all about client first. We want to find the right house for them and not have them get into situations that might affect them after purchase or years down the road. Buying a home is a big purchase and needs to be handled carefully. Our motto is; Let Our Family, Help Your Family, Buy or Sell a Home. There are times our daughter has come with us while showing houses and have come to dinner with us and our clients. A few of our clients have told us that the reason why we were chosen as their realtor is because we market our family in our business.
What matters most to us is that our clients are completely satisfied with their purchase or sale! Not every house is perfect, but we do not want our clients to settle on a home that isn’t exactly what they are looking for. Unless it can be altered to their liking, and they are excited about that. Plus, we want to ensure that our buyers are not spending more on a home than they can afford. Being house poor is not what we want for our clients. Also, we do not want our sellers to choose an offer that they are not convinced is the right one. We want them to know that they have options if they want to negotiate a contract and that we will fight for them to get the offer they deserve.
Real estate is a fluid business, there are highs and there are lows. Fortunately, we have been very lucky and have had more highs than lows. In a field with many, many other realtors, you need to market yourself so that you stand out among the rest. This is an area we have worked hard to develop and grow.
Any stories or insights that might help us understand how you’ve built such a strong reputation?
I think what has helped us build a reputation within the market is that we are committed to our clients and each of our real estate transactions. Taking our client’s needs, wants and budget into consideration shows our loyalty to the success of each transaction. We are upfront and honest with our clients each step of the way and will let them know if a situation is not right for them. When working with fellow agents, treating them with respect and communicating in a friendly and timely manner is a courtesy we hold especially important. Also being visible within our community is important to us too. Supporting our daughter’s school through event sponsorships and attending local events shows our neighbors we care about our community.
What’s been the most effective strategy for growing your clientele?
The most effective strategy we have found for growing our clientele is marketing ourselves as a family business. We have had clients tell us that the reason they chose us to be their realtors is because of marketing materials that either include pictures of our family or talk about family in interviews and additional marketing material. We are a part of a few Facebook groups that are LGBTQ+ based that are focused on Central Florida LGBTQ+ families or gay dads. We have gained clients from this too!
