Vanessa, thanks for taking the time to share your stories with us today It’s always helpful to hear about times when someone’s had to take a risk – how did they think through the decision, why did they take the risk, and what ended up happening. We’d love to hear about a risk you’ve taken.
One of the biggest risks I’ve taken is the one I’m living right now, choosing not to limit myself to just one path.
At this point in my life, I wear a lot of hats. I work in real estate, title, permitting, I run my own businesses, and I am also an artist and a writer. It can be a lot, and there are definitely moments where it feels overwhelming.
The risk for me has been allowing myself to fully step into all of it instead of shrinking into just one thing because it feels safer or more traditional. I chose to trust that I can build a life that reflects everything I am, not just one part of me.
There is uncertainty in that. There are long days, hard moments, and times where I question if I am doing too much. But I keep showing up because I know I am building something meaningful.
What I have learned is that growth does not come from staying in a box. It comes from trusting yourself enough to take up space in all the areas you feel called to.
And even though I am still in the process, I can honestly say I am building a life I once dreamed about. That makes the risk worth it.

Great, appreciate you sharing that with us. Before we ask you to share more of your insights, can you take a moment to introduce yourself and how you got to where you are today to our readers.
My name is Vanessa, and I am a Marketing Representative for Omega National Title here in Southwest Florida. I work closely with real estate agents, investors, and lenders to help guide transactions from contract to closing, making sure the process is smooth, secure, and as stress free as possible.
I got into this industry in a way that was not planned. Someone believed in me before I even knew I would be great at it. The opportunity in business development and marketing at Omega came through a longtime connection who referred me, and when I met Mike Stiber, the President of Omega National Title, he also saw something in me and felt I would be a strong fit. The rest is history.
Coming from a background in real estate, stepping into title opened my eyes to how much happens behind the scenes. It is one of the most important and often misunderstood parts of a transaction. From clearing liens and verifying ownership to making sure the buyer receives a clean and insurable title, there are so many moving parts. I was drawn to it because I enjoy bringing clarity to something that can feel overwhelming.
What I provide goes beyond just facilitating closings. I position myself as a resource. Whether it is helping an agent structure a deal, educating clients on what to expect, or stepping in to solve problems before they become issues, I am there to support everyone involved.
I also create a weekly educational series called Title Tidbits, where I break down different aspects of title, real estate, and the closing process in a way that is easy to understand. It goes live every Tuesday at 3pm on my Instagram @Vane1120, and it has become a way for me to consistently educate and connect with both agents and the community.
At the same time, I am not just one thing. I am also a Realtor, I work in permitting and construction coordination, I run my own businesses, and I am an artist and a writer. All of those pieces influence how I show up in my work. I understand deals from multiple angles, not just from behind a desk, and that allows me to anticipate challenges and communicate more effectively.
What sets me apart is the way I build relationships. In an industry where many people focus strictly on the transaction, I focus on the people behind it. I believe in being accessible, being honest, and being someone my clients can rely on long term.
I am most proud of the trust I have built. This business is built on relationships, and knowing that people choose to work with me again and again means everything.
What I want people to know is that when they work with me, they are not just getting a title company. They are getting someone who is invested in their success, who will communicate clearly, and who will do everything possible to ensure their deal gets to the closing table the right way.

How did you build your audience on social media?
My audience on social media was not built overnight, and it was definitely not built by trying to be perfect. It came from consistency and from being willing to show up as myself.
I started by sharing what I knew. Being in title and real estate, I realized there was a gap in simple, clear information. A lot of people did not understand the process, so I created my series called Title Tidbits, where I break things down in a way that is easy to follow. That gave people a reason to come back because they were learning something every time.
At the same time, I did not limit myself to just business content. I share parts of my life, my journey, my thoughts, and even the moments that are not perfect. I am also an artist and a writer, so creativity plays a big role in how I express myself. That balance helped me connect with people on a deeper level because they are not just following what I do, they are connecting with who I am.
I also stayed consistent. Showing up every week, especially with my Tuesday posts at 3pm, created trust and familiarity. People start to expect you, and that matters more than going viral one time.
My biggest advice for anyone starting out is to stop overthinking it. You do not need to have everything figured out before you start. Be consistent, be genuine, and focus on providing value. Speak like a real person, not like a script.
Also, do not be afraid to grow in public. Your content will evolve, your message will get clearer, and your audience will grow with you. The people who are meant to connect with you will find you, but only if you show up.

How’d you build such a strong reputation within your market?
I think what helped me build my reputation in my market is consistency and the way I show up for people.
I made a decision early on that I was not just going to be another name in the industry. I wanted to be someone people could actually rely on. That meant being available, communicating clearly, and following through on what I say I am going to do. In this business, that alone sets you apart more than people realize.
I also focused on being a resource, not just trying to get business. Whether it is answering questions, helping agents understand a deal, or creating educational content through my Title Tidbits series, I make it a point to give value first. When you consistently show up that way, people remember you.
Relationships have been a huge part of it as well. I take the time to genuinely connect with people, not just when there is a transaction involved. This industry runs on trust, and trust is built over time through real interactions, not just emails and contracts.
Another thing is that I understand the business from multiple angles. Being involved in real estate, title, permitting, and even running my own businesses allows me to see the bigger picture. That helps me anticipate issues, communicate better, and support my clients in a more meaningful way.
At the end of the day, I think my reputation comes down to being consistent, being genuine, and truly caring about the people I work with. When you focus on that, everything else follows.
