One of the best ways I show appreciation to my clients is by blending my background as a party stylist with my real estate business. Through SugarPartiesLA, I’ve always loved creating personalized, memorable experiences for life’s biggest celebrations. Now, with LivinWithSusan, I bring that same passion for thoughtful details into real estate—whether it’s curating a themed open house, crafting personalized first-time homebuyer goodie bags, or designing unique closing gifts that truly reflect my clients’ personalities.
For example, when hosting an open house, I don’t just put out flyers—I create an experience. I design custom signage, thoughtful favor bags, and little details that make buyers feel welcome and excited. I want every open house to leave a lasting impression, just like a beautifully styled event. Clients often tell me how much they appreciate the extra effort, and it makes them feel truly valued.

I’m Susan Ashouri, a creative entrepreneur and real estate professional based in Simi Valley,CA who loves bringing personal touches to everything I do. My journey started with SugarPartiesLA, my party styling and custom design business, where I created personalized decor and themed events for life’s biggest celebrations. From baby showers to birthdays, I’ve always loved adding unique details that make moments unforgettable.
That same passion naturally carried over into real estate, leading me to launch LivinWithSusan, where I blend creativity with home buying and selling. I believe real estate is more than just transactions—it’s about helping people find their dream homes and creating a memorable, exciting journey along the way. From the first meeting to the closing day, I add a personalized touch, whether it’s crafting up a first-time homebuyer goodie bag, custom-styled open houses for my sellers, or heartfelt closing gifts.
What sets me apart is my ability to turn real estate into an experience. Any advice for growing your clientele? What’s been most effective for you?
The best way I’ve grown my business is honestly just by being me and making sure my clients feel heard, supported, and truly taken care of. Buying or selling a home isn’t just a transaction—it’s a huge life moment, and I treat it that way. I focus on building real relationships, not just closing deals.
The people who choose to work with me are the ones who see my value—not just in my knowledge of the market, but in the way I show up for them. I’m there every step of the way, answering late-night questions, celebrating their wins, and making sure they feel confident throughout the process.
At the end of the day, referrals are everything to me. My business has grown because past clients walk away feeling good about their experience, and they share that with their friends and family. The amazing reviews, the kind words, the repeat clients—that’s what keeps me going. There’s no big secret—just genuine care, integrity, and always putting my clients first.


Any thoughts, advice, or strategies you can share for fostering brand loyalty?
I enjoy keeping in touch with my clients long after we’ve closed on their home because, to me, they’re still such a big part of my journey. I truly appreciate every single one of them, and I want them to feel that.
One of my favorite ways to stay connected is through seasonal pop-bys. I love surprising past clients with little gifts throughout the year—whether it’s homemade holiday baked goods, festive Fourth of July celebration baskets, or something fun for their kids. One of my favorite traditions was an Easter drop-off, where I hid eggs in my clients’ front yards and left a basket so their kids could have a mini egg hunt right at home!
I’m always thinking of new ways to bring a smile to their faces because real estate isn’t just about houses—it’s about people, relationships, and making sure my clients know they’re appreciated.
