Alright – so today we’ve got the honor of introducing you to Steven Asadoorian. We think you’ll enjoy our conversation, we’ve shared it below.
Steven, appreciate you joining us today. We’d love to start by getting your thoughts on what you are seeing as some the biggest trends emerging in your industry.
Right now real estate is interesting. The market has definitely shifted in the past two months. From homes flying off the market in hours, with 20 offers on them to homes sitting for 20 or 30 days and sellers now making concessions again. We are getting back to a more reasonable, stable real estate market in the Nashville area I feel. The growth we were seeing for the past two years was unsustainable and had to pull back. With the fed increasing interest rates home buyers are a bit more careful and thoughtful as far as what they can afford monthly. But with that, inventory is still fairly low which keeps home prices high. Buyer demand is still high as well with out of state buyers coming into Middle Tennessee. So it’s that wise ole balance of supply and demand.
Overall I think our market is still strong in the Nashville area. The growth of new homes being built, businesses moving to the area and the desirability of Nashville as a whole is going to keep us moving in a positive direction when it comes to owning a home. We may not see 15-20% growth year over year like we’ve seen, but we will see steady growth as in years past.
Interest rates are a bit higher than they were last year but if you’re on the fence about buying vs. renting think about it this way: The interest rate on the home or apartment you’re renting is 100%, meaning you are paying for someone else to gain equity in the house you’re living in and you are getting $0. If you can afford the rent and your credit is decent, then you can afford a mortgage. Don’t wait, you can always refinance when rates come back down.

As always, we appreciate you sharing your insights and we’ve got a few more questions for you, but before we get to all of that can you take a minute to introduce yourself and give our readers some of your back background and context?
Nashville Home Squad of Exp Realty is a full service real estate company helping buyers, sellers and investors in the Greater Nashville area. We pride our business on the highest level of professionalism, customer service and communication and we strive to make the home buying/selling process as fun and stress free as possible. We have seven agents on our team and we are continuing to grow as our clients needs increase.
I personally began my real estate career in 2017 after spending seventeen years in the music industry as a singer. Some of my past experiences include performing in Disney’s The Festival of Lion King, being a member of the pop vocal group Rockapella, and have recorded my own music in Nashville which reached the top 50 on country radio in 2015. With having some success in music I was all in and wasn’t looking back. However plans changed in 2016 when I started having some vocal issues and my voice suffered strain that was irreversible. I spent about a year trying to get my voice back seeing every specialist I could but with little success. So I decided it was time to try something new. What could I be good at other than music? How could I use my past experience and skills to form a new career? Well after some research and mentoring I decided real estate would be a good fit for me. I had learned that finding success in real estate was very similar to finding success in music. You have to make it happen! You have to be driven, self motivated, want it more than anyone else wants it for you. You have to work! That is exactly what I did. After getting my real estate license I dove in the deep end and I was all in, 100%, not looking back once again. I took every class that I could. I attended workshops, lunch n learns, conventions and listened to other’s who had found success in the industry. My first year in real estate wasn’t so great. I only did a few deals. But then things began to build. Second year was 15 homes, then 25, then 40. Now I run a team of seven agents helping them find success and shape their businesses while at the same time growing our business by helping our clients.
Our team strives to be Realtors for today’s fast paced, technology driven market. We connect with buyers and sellers from across the country through our social media pages and our website NashvilleHomeSquad.com. We go the extra mile for our clients with virtual showings when our buyers are from out of town or making sure we see a home the day it hits the market so we don’t miss the opportunity to make that offer. We also produce high quality, professional, HGTV style marketing videos for our listings which gets placed on youtube, social media, and more to maximize the outreach to potential buyers.
My favorite part about our business is that I get to do all of this with my wife Sam. She is one of the rock star agents on our team helping buyers and sellers alike. Sam spent many years in public relations and in the entertainment industry before getting involved in real estate. Like my experience in music, Sam’s success has come from her amazing work ethic, self motivation and the desire to learn and always get better. This is why she is such a great Realtor. She is also an incredible mom to our son Gryffin who turns two years old soon. We feel blessed for sure!

Let’s talk about resilience next – do you have a story you can share with us?
When I first got into real estate I was in my late 30’s. I had been a successful musician/performer in that I made a decent living and continued to find work and progress over the years. I was moving in a positive direction for sure. Music wasn’t just my career but it was also my life and my identity. I lived and breathed it everyday. But when the time came that voice started to go and I was loosing my abilities as a singer I started to fall into a difficult time. Everything I had worked so hard towards for so long was going away and how I made a living was going away. I had to find work and a new career. For a while I did odd jobs like T.V commercials, driving for uber and anything else I could do to make money. But I knew I needed to take a chance and find a new career that I could really grow in to and build something with. I knew I didn’t want to go work at a traditional 9-5 job. I also knew I wanted a career that I could use my past experience and skills to find success. My work ethic was strong and I believed in myself. I remember thinking whatever I decided to do I had to go at it 100%.
So after much thought and discussion I decided to get my real estate license. Within my first year in real estate I really didn’t do many deals. I was taking classes, listening to mentors and willing to do whatever it took to find success. I would host open houses, show homes for other agents, and make as many cold calls at it took to find a buyer or seller. It was hard. I would work for a week and have some good conversations but no solid contracts. I remember talking to my team leader and other team member that maybe this job wasn’t for me. Nothing was happening. They kept telling me to hang in there and stay at it. A wave is coming. Well they were right. I stayed at. Made my calls, hosted my open houses and took my classes. I stayed diligent. Then as the new year came things started to happen. People were actually answering my emails, texts and calls. People wanted to see homes, get pre approved and buy houses. Yes! My hard work started to pay off. That was in 2018 and I think I did about 20 deals. What a swing from doing only a few the year before. From there I just stayed with it. I kept learning and connecting with new potential clients. I also dove into recruiting and mentoring new agents, sharing my story and encouraging them to stay with it.
Today I run a team of 7 agents and have that same mindset I had from the start. Work hard, stay focused and persevere.

How’d you build such a strong reputation within your market?
I think what has helped our reputation in our market is our relationships with our clients. We build trust and friendships during a sale which is turn encourages our clients to refer their friends and family to us. They know we are here for them and know we’ll treat their loved one the same. They can trust us to do the right thing, believe in our expertise and feel confident in saying “you gotta go with Steve, Sam and the Nashville Home Squad Team, they are good agents and good people.”
As Realtors we wear many hats. From advisor, negotiator and market expert to friend, confidant, and counselor. I have learned over the years to just listen to what people are saying and what they need in each moment. Its my job to make those wants and need a reality and make our clients as confident and happy in their decision to buy or sell a home with us as possible.
