We were lucky to catch up with Shane Wise recently and have shared our conversation below.
Alright, Shane thanks for taking the time to share your stories and insights with us today. The first dollar your firm earns is always special. We’d love to hear about how you got your first client that wasn’t a friend or family.
I held my first open house in a small, quaint community close to the Florida Mall. The only thing I really knew how to do was put put about 50 signs so I flooded the streets with those signs and went to the house. I literally turned on lights, fans and had my laptop ready to talk and show homes.
The listing agent called me to tell me he was coming by to show the house so I felt a sense of urgency and competition because I wanted to sell the house. After all I just put out 50 signs and I’m ready to sell a home.
Just after the listing agent showed the house another person walks in, we talk, the house is a good fit for her so we exchanged info and I told her I’ll call her with my lender in a few to get her pre-approved and submit her offer.
I was able to get her preapproval and offer submitted that same day and her offer was accepted the next day. That’s the good news lol. The bad news is I still had no idea what to do. I totally sucked at negotiating and I cost my client $500.00 because I mismanaged the numbers but she was so happy to be buying the house and I finally just explained I’m totally new but I’m excited, I’ve got an office of successful agents behind me and although she’s my first client, I’ll work hard to make sure she closes the deal. She was so sweet and understanding.
Needless to say, we closed the deal and she is still happy in that home today. In fact, she’s made renovations and were connected on social media, we keep in touch and she’s referred friends and family to me.
I felt horrible for being so inexperienced, wanting to know everything but she’s such an amazing person, she allowed me to learn and today, she’s still happy.
That’s why I’m in this business. I don’t just sell homes. I make an impact in people’s lives. I’m trusted to manage the sale of a home. That’s a big deal and I’m happy to say I’ve been holding open houses and helping people with the biggest investment of their lives.
A smile that lasts 10+ years is more rewarding than any amount of money.
Shane, before we move on to more of these sorts of questions, can you take some time to bring our readers up to speed on you and what you do?
Hi! I’m Shane Wise, REALTOR with EXP Realty. I’m a guy that loves my children, my friends, food and Real Estate.
I got into the industry in 2011 when I moved to Florida from Washington DC. Having experience in property management and Florida requiring a Real Estate License to be a property manager for a company, I got licensed and chose the sales side. This was the moment that made me take action to fulfill my dream of selling Florida Real Estate.
I still hold open houses and focus on new home sales as well as helping owners sell their homes. I also help owners sell in order to buy a brand new home. It’s best to have REALTOR representation at a builder because REALTOR’s know the contracts and processes to negotiate and protect your side of the deal whereas people that fall in love with floodplans and upgrades can cost themselves thousands in unknown or hidden expenses and in some cases, lose their deposit all together. If you’re in Central Florida, call me. If you’re outside of Central Florida, I’ll refer to an experienced agent in your area.
One, actually two things that sets me a part is that I have relationships with my builder partners which helps my clients purchase process much easier and less stressful and I host big events at my listings. This brings out area agents that will have walled the house and get content to market it to their contacts.
Im most proud of having met the 1 person that became my best friend and business partner. She’s an amazing woman and we work well together. This has been my most gratifying experience. Working with your best friend is so much more than just doing deals. It’s winning, losing and learning together. It’s truly something I’m very proud of.
I’ll also say my most proud experience in my business was selling my first million dollar home and my second biggest deal, closing them both on the same day, which also happened to be my birthday. That was an amazing experience.

Can you share a story from your journey that illustrates your resilience?
Yes. I was diagnosed with a rare form of Leukemia, divorced, lost everything, went to work in the service industry, decided I want to live out my dreams of selling real estate so I renewed my license, made some calls and was back in the office about 1 week later.
Since rejoining, I’ve had many ups and downs, some dark days and hard conversations to protect myself financially and although I had some moments I questioned everything, I kept moving forward. Even on the worst of days, I’d show up to something and make an effort.
A lot of times, in this business, it’s about showing up. Things will happen when you show up.
Any advice for growing your clientele? What’s been most effective for you?
Open Houses. By far. I meet the most people in-person, connect with them and immediately start building relationships with them.
