We recently connected with Sandy Petermann-Williams and have shared our conversation below.
Sandy, appreciate you joining us today. We’d love to hear about a time you helped a customer really get an amazing result through their work with you.
Recently, I put a house on the market in Magnolia, and I got an international call from someone who saw the home online. This home checked every box for her, she said, and she was flying in from Barbados to see it right away. This was during the time when homeowners were in multiple offer situations. My sellers wanted to hold an open house, consider those offers and make a decision–over the course of a single weekend! I referred the call to another agent in my office, and I worked to figure out how to move forward. It was a risk for everyone, not knowing the whether the prospective buyer was serious about her desire and ability to buy the home, much less able to fit the seller’s timeframe. I talked to my sellers and mapped out a plan that would allow the prospective buyer enough time to tour the home and make an offer. When you’re in a multiple offer situation, watching the market, adhering to your seller’s timeline, it’s a delicate balance. It ended up that accommodating this prospective buyer from Barbados worked out well for my sellers. They accepted her offer, and were able to stay in their home 2 1/2 more months until they were truly ready to move, giving their daughter the ability to finish the school year without disruption. Sometimes you need to entertain the thought that a curve ball will turn into a home run!


Sandy, before we move on to more of these sorts of questions, can you take some time to bring our readers up to speed on you and what you do?
I entered the real estate profession after working for many years as an accountant, first in Louisiana and then after moving to The Woodlands. I transitioned from accounting work to becoming a real estate assistant for a small brokerage. I loved learning the ins and outs of the communities that comprise The Woodlands area, and the agents in my office “spotted my talent,” so to speak, encouraging me to pursue my license. From the start, I treated my clients like an extension of my family. Making sure that the buying or selling experience is as seamless and worry free as possible is of personal importance to me. For over 15 years, I’ve immersed myself in the real estate market of Northwest Harris and Montgomery Counties, which includes The Woodlands, Tomball, Magnolia, Montgomery, Conroe, and Spring. I have a nuanced understanding of these communities and the homes and neighborhoods in each of them. I love sharing what I know and offering the kind of expertise and advice that makes a difference during the transaction process. The bottom line for me is that when you give your clients the full spectrum of your abilities, they know they can rely on what you’re saying and feel confident in what the next move should be. It’s the reason that most of my business comes from either referrals or repeat clients. Everyone has a “personal blueprint” for the future. I want my clients to reach their goals as soon as possible. That’s what I’m here for!
Let’s talk about resilience next – do you have a story you can share with us?
I learned so much, starting out as an assistant and then became a licensed real estate agent for a local team here–so many lessons that made me who I am. One day my Team Leader came to me and said, “It’s time.” I was doing so much on my own already. I already had my own business coming in and no longer needed referrals. He knew I needed to stand on my own two feet, but it was a difficult step to take. It was the early 2006 time frame, a down market. I had to field all the curve balls on my own, and at first it was scary being a “one man show.” Looking back, it was the best decision I ever made. When I see my previous Team Leader today, he gives me a hug and tells me he’s proud of me.



Have you ever had to pivot?
At the start of the pandemic, and during the lockdown period here in Texas, so many changes were taking place so quickly in real estate! You had buyers who’d already sold their homes and all of a sudden we had to navigate a whole new world of finding listings for them to view. At the time, homeowners were hesitant to have prospective buyers in their homes. All of us were finding the way forward the best we could with industry guidelines–wearing masks, booties and gloves, touching household surfaces only when necessary, trying to help everyone involved feel comfortable with the showing process.
When I think back on that uncertainty and how at the time, the problems seemed monumental and unending–yet here we are, we made it through! I learned that creativity and tenacity are vital qualities. That twisty road you’re on can still move you forward. It’s not just something that people talk about in the abstract. You’ve got to be determined and clear-thinking. My clients need that from me, and that’s what I take away from these past few years.
