Roger, appreciate you joining us today. Let’s kick things off with your mission – what is it and what’s the story behind why it’s your mission?
My mission is to help my client’s save as much money as possible on their lease, purchase, or tenant improvement.
In 2019 I found myself in a position that I never thought I would be. I had just parted ways from the commercial real estate firm that I had helped get started. I grew the company’s revenue from $1.4 million to $12 million, in just four short years.
I had to decide if I should start my own firm or go work for someone else. Through the encouragement of my wife and daughter I decided to start my own firm in October of 2019.
I now have the privilege of helping clients find the best locations for their business. I can team up with the client’s CPA or business advisor to help them position one of their biggest expenses they have in their business, to work for them and not against them.
I remember speaking to a couple that owned a gym. They told me that their lease rate was 50% of what they grossed monthly. As a business owner, you can’t afford to have that much of your monthly revenue go towards your rent. Unfortunately, these gym owners didn’t have a commercial real estate broker advise them on that lease. As a business owner, managing your budget is key especially when it comes to rent.
My mission is to help business owners achieve the best terms possible when they are leasing or buying a commercial property. If they are over budget, I recommend they try to cut their costs by either downsizing or allowing me to renegotiate their lease to a more favorable rate and term.
I am a small business owner! I must run my business the same way my clients do. I try my very best to make sure my client is happy and can sleep at night knowing that they have the best lease terms and or purchase price possible.
Roger, before we move on to more of these sorts of questions, can you take some time to bring our readers up to speed on you and what you do?
I have been married to my amazing wife Tammy for 30 years. We have 4 amazing children. We live in Monument CO.
And of course, I’m a Commercial Real Estate Broker, and I specialize in representing Healthcare & Business Professionals. The services I provide are leasing, lease renewals, and purchasing commercial real estate. I help clients in multiple states with their ground-up development projects. I’ve successfully negotiated over $62 million dollars in commercial leasing and sales (over 657 leases and sales – over 1,805,500 SF of commercial space) over the last 17 years. I’m very familiar with SBA lending for healthcare and business professionals.
I had the privilege of training 100 commercial agents and managing 54 agents across the country. I have over 30 years of professional sales experience. My clients have ranged from Fortune 500 companies to small start-ups. I’ve also served as a Board Director for the Colorado Springs chapter of the National Association of Hispanic Real Estate Professionals.
We’d love to hear a story of resilience from your journey.
Starting my own firm was difficult, and there were many times I almost gave up. Many sleepless nights wondering if I was doing the right thing. Was I compromising my and my family’s future because I wanted to live out my dream of running my own firm.
Perseverance was the only choice I had, and I’m glad I stuck with it. Now I run a successful commercial real estate firm and I look forward to the next stage of ownership by adding and training new agents.
What’s worked well for you in terms of a source for new clients?
The best source of new clients for me are my previous clients. Those I had served in the past, are the ones that send me their friends and colleagues. It has been through word of mouth that I have grown my business over the last four years.
In addition, I had to create new sources for referrals. Thankfully, because of my experience and expertise, I was able to do so.
