Philip, looking forward to hearing all of your stories today. We’d love to start by getting your thoughts on what you are seeing as some the biggest trends emerging in your industry.
In this current real estate market in Arizona we are currently seeing a much more balanced market. As home inventory increases in Maricopa County we are seeing opportunities for buyers to purchase a home that they could not two years ago.
As Mortgage Interest Rates continue to rise (currently at 7.25%) along with national inflation a lot of buyers and sellers are sitting on the sidelines. I anticipate interest rates will not go down until the 2nd half of 2024. This leaves cash buyers with the best opportunities in years to buy and negotiate the best deal possible here in Arizona.

Awesome – so before we get into the rest of our questions, can you briefly introduce yourself to our readers.
I have been a Licensed Real Estate Broker for over 20 years and counting. I was born and raised in the lower East Side of NYC and was in the fashion and restaurant industry prior to starting my career in real estate. I was hired by the Corcoran Group in 2004 and worked in Manhattan and Brooklyn working with buyers, sellers, investors and developers.
I first came to the Scottsdale area in 2010 on a golf trip and quickly fell in love with the area. My wife and I eventually decided to purchase a home in Carefree in 2014. After spending more and more time exploring the Carefree, Cave Creek, Scottsdale and surrounding areas of Maricopa County we decided to make Carefree our home in 2020.
I have now been working for 3 plus years with the Fulton-Rizzo Team at HUNT Distinctive Properties. Our office is located in the Rancho Manana Golf Resort in Cave Creek. Our team is active in our towns of Cave Creek & Carefree and we love our communities. We are Ambassadors for the Carefree & Cave Creek Chamber of Commerce and I also sit on the board of Directors for The Holland Community Center.

What’s been the best source of new clients for you?
As a real estate broker for over 20 years I am always asked how I get so much business. I learned early in my real estate career that you need to be available 24/7 for all your clients and you must learn how to turn clients into neighbors and friends.
Being a successful Realtor is about building relationships not just getting a deal done. I always felt that being a great Real Estate Broker included being a confidant, part time therapist and having the ability to be a great listener. I have found that you are a trusted advisor in so many ways. Buying or selling a home is usually the largest transaction most clients will have to do at different times in their lives.
I also do a lot of networking, volunteering and attending community events. Being part of the community and giving back is so important to me and I really do love our communities of Carefree, Cave Creek & Scottsdale!
Can you tell us the story behind how you met your business partner?
I met MariaElena Rizzo when my wife and I were looking for properties in the Scottsdale, Carefree & Cave Creek areas. We learned she was from New York like me and we worked with her to find our home in Carefree in 2014. As a Real Estate Broker in NYC at that time I appreciate her professionalism and guiding us to check out Carefree.
Fast forward to 2020 when I was looking to get licensed in AZ, I met with MariaElena and her business partner Tom Fulton who were working at Hunt Distinctive Properties. I was looking for some guidance to which real estate firms might be a good fit for me in Arizona and they suggested I work with them. Since joining the Fulton-Rizzo Team over 3 years ago I feel blessed to work with so knowledgeable and professional Realtors. We really work well as a team and always provide coverage to all of our clients here in AZ.
