Nancy, thanks for joining us, excited to have you contributing your stories and insights. Let’s start with the story of your mission. What should we know?
Reverse Mortgage or HECM is a niche type of mortgage that is both misunderstood but that also has improved through the years. HECM’s were designed to help seniors (age 62 and older) age in place. My mission is not only to educate the public on this ‘diamond in the rough’, but also to help seniors feeling desperate or stuck to see how to creatively work with the equity in their home. It is also designed to help savvy investors to think outside the box.
Nancy, love having you share your insights with us. Before we ask you more questions, maybe you can take a moment to introduce yourself to our readers who might have missed our earlier conversations?
I got into this business in 2011 at the advice of a trusted financial advisor and friend who stated ‘reverse mortgage is going to be huge soon’…it IS in many states. I decided to do reverse mortgages exclusively as my dad always said ‘do one thing, do it well’. The program is very different from traditional/conventional mortgages. This was a change of careers for me and I wanted to learn all about it and did. Most of my loans are for folks who have had a hardship; loss of spouse, income, illness or injury, financial hardship, took out a home equity loan and the bank exercised their right to accelerate the loan, etc.
On the other end, I have done these loans for retired white collar workers who are preparing for their future and making money with the equity in their home….using the line of credit option.
In either case, I treat every borrower as if they are my parent(s). I explain and re explain. I prequalify them before spending their money. I am also happy to eduate and I am never pushy. I am as honest and real as they come. I have saved MANY homes from foreclosure. I am constantly called an angel and I don’t mind doing the work God gifted me to do.
How’d you build such a strong reputation within your market?
My reputation is built on integrity, honesty and sincerely treating each borrower as if they are family. Most of my work is referrals and I take that very seriously. I enjoy what I do. I quickly try to gain borrowers’ trust and foster that in a daily strong work ethic.
What’s worked well for you in terms of a source for new clients?
The best source for new clients is financial advisors, planners and elder law attorneys. Followed by CPA’s and accountants, finally by realtors-to use a reverse mortgage to purchase a home. The better I can get these professionals to understand the program, the easier it is to take away the seniors’ worry and concern.
