Mike, thanks for taking the time to share your stories with us today Getting that first client is always an exciting milestone. Can you talk to us about how you got your first customer who wasn’t a friend, family, or acquaintance?
Before launching Community Wellness Concierge, I was a personal trainer working at a gym in Boca Raton. Several of my personal training clients happened to live in a luxury community nearby called Seven Bridges. One of those clients was the HOA president. At the time, their wellness program was being managed by a company called Body Wellness, which had grown large but had become noticeably complacent. The level of service was slipping — classes were inconsistent, communication was poor, and residents were frustrated.
One day, the HOA president approached me and asked if I would be interested in putting together a team and taking over as their Wellness Director. I immediately recognized that this was a major opportunity — not just to help them fix their fitness program, but also to transition myself from being a one-on-one trainer to building a scalable business where my income wasn’t capped by how many hours I could physically train clients in a day.
It was an exciting opportunity — but it was also a massive amount of work. I had to build everything from scratch:
I needed to recruit, interview, and onboard a team of world-class fitness professionals and personal trainers who would represent the level of quality I demanded.
I had to create a full group fitness schedule that would actually engage the residents and meet a wide range of needs, from beginners to highly active participants.
I had to earn the trust of the HOA board, the property management company, and most importantly, the residents themselves, many of whom had been burned by the previous company.
I had to put systems in place for class sign-ups, personal training scheduling, billing, instructor management, and constant communication — all while making it seamless and easy for the community.
And because we were replacing a much larger company, I had to compete not just with their name recognition but with the assumption that “bigger must be better.” I had to prove from day one that we could deliver a level of service and personal attention that the big companies simply couldn’t match.
Despite the challenges, we hit the ground running. We dramatically increased group fitness attendance, created a thriving fitness culture, and transformed what had been a dead fitness center into a vibrant hub of activity. Today, over two years later, Community Wellness Concierge is still proudly running the Seven Bridges fitness program. Many residents now train one-on-one with my team of five coaches, and fitness has truly become a cornerstone of the community lifestyle.
It all started because I saw an opportunity not just to “take over a program,” but to build something better — something that genuinely serves residents, creates community, and delivers excellence every single day.

My name is Mike Kneuer, and I’m the founder of Community Wellness Concierge, a company dedicated to transforming residential communities into thriving hubs of health, fitness, and wellness. My journey into this industry began with a passion for personal training and helping individuals unlock their fullest potential — physically, mentally, and emotionally.
For years, I worked one-on-one as a personal trainer at a private gym in Boca Raton, Florida. But we leaned into the challenge, and over two years later, Community Wellness Concierge continues to run the Seven Bridges wellness program with outstanding success.

If you have multiple revenue streams in your business, would you mind opening up about what those streams are and how they fit together?
Yes, Community Wellness Concierge is built with multiple and supplementary revenue streams that support both our business growth and the needs of the communities we serve.
Our core offering is comprehensive fitness and wellness program management for residential communities. This includes staffing and coordinating group fitness classes, overseeing personal training, creating resident engagement events, and making sure the fitness center is operating at the highest possible standard. Communities pay us a fitness center management fee, which covers the cost of providing exceptional service, professional oversight, resident programming, and staff management.
Beyond the core service, we have several supplementary revenue streams that add value for residents and create additional income opportunities:
Personal Training Services:
Residents can purchase one-on-one or small group personal training packages. This allows us to provide highly customized support to individuals who want to focus on specific goals like strength, weight loss, mobility, or sports performance.
Massage Therapy and Stretch Therapy:
We offer on-site licensed massage therapy and assisted stretch sessions. Residents can schedule massages or recovery sessions to enhance their wellness routine, recover from workouts, or manage chronic pain — all conveniently within their community.
Nutrition Coaching:
We also provide access to certified nutrition coaches who can work with residents one-on-one. Physical Therapy Services:
In select communities, we partner with licensed physical therapists to offer on-site physical therapy services. This provides a major value-add for residents recovering from surgery, injuries, or dealing with chronic conditions, allowing them to rehab conveniently and safely within their own community environment. This service also creates an additional, professional-grade health offering that many communities otherwise would not have access to.
Workshops and Specialty Clinics:
Throughout the year, we offer paid workshops and specialty clinics like Pickleball Fitness, Fall Prevention for Seniors, Healthy Back and Core Strength, and others. These workshops address specific needs of the community demographic and provide additional opportunities for residents to invest in their health.
Equipment Sales and Retail Opportunities:
We recommend and offer essential fitness equipment for residents to purchase, such as resistance bands, foam rollers, and mobility tools, either through retail partnerships or at community events.
Revenue Sharing with Communities:
On top of everything, we offer a revenue share program where a percentage of the personal training and private wellness services income is shared back with the HOA. This gives the community a financial incentive to promote wellness participation and allows them to reinvest into fitness center upgrades, wellness events, or general HOA funds.

Can you talk to us about how you funded your business?
When I launched Community Wellness Concierge, we didn’t have any outside investors or large amounts of startup capital. It was truly a grassroots effort built from the ground up. I used a few thousand dollars of my own personal savings to get everything started.
That initial money went toward the essentials: building our first website to present a professional image, purchasing branded uniforms for our team to create a cohesive and polished look, and paying for job postings on platforms like Indeed.com to recruit high-quality fitness professionals and wellness experts.
There were no fancy offices, no big loans, and no outside funding — just a clear vision, a strong work ethic, and a determination to create something better than what was currently being offered in the market. I focused on keeping our overhead extremely low, prioritizing service and results over flashy expenses.
Every dollar earned in those early months was reinvested back into the business to grow the team, improve our systems, and expand our reach into more communities.
Looking back, starting lean taught me an incredible lesson: building a strong, service-driven foundation is far more important than having a huge amount of startup money. It forced us to be creative, efficient, and truly focused on delivering value — and that mentality is still a core part of how we operate today.
