Alright – so today we’ve got the honor of introducing you to Kristin Mudgett. We think you’ll enjoy our conversation, we’ve shared it below.
Alright, Kristin thanks for taking the time to share your stories and insights with us today. We’d love to hear about one of the craziest things you’ve experienced in your journey so far.
Here I am with a brand-new client, female, on our first showing tour of 5 homes. She is the daughter of one of my past client’s best family friends. So, they wanted a trusted Realtor to take care of their daughter moving away from home to a new city. We are still at the small talk stage; I am getting a sense of her taste, needs, preferred locations, and just a sense for who she is. In a nutshell, still getting to know one another, so not at a point in the relationship yet where we are relaxed and just chatting like old friends do.
We arrive at the second property having spent maybe a total of an hour together. This property has four bedrooms. First bedroom was dark red with decor that was velvets and fringe. We continue to two other bedrooms and the decor changes, colors change, and one bedroom was all mirrors. I have my own thoughts at this point. We make our way to the fourth bedroom. It was huge. But oddly two beds facing each other at opposite ends of the room. My client goes to check the view from the window as I open the closet. We were both awkwardly quiet. The closet was remodeled. After seeing the repurpose of this space, I thought to myself, how do I even approach this young woman I do not know yet? Just ended up rolling with it, breaking the ice and said you must see what they have done with this closet space, not sure what value we give this, but it is a must see. Swung the door open for her and there suspended from the ceiling were sex swings. Needless to say, we both died laughing, the ice was broken, and we had a good story to share.

Awesome – so before we get into the rest of our questions, can you briefly introduce yourself to our readers.
I am Kristin Mudgett Realtor and on social media known as KCKrissyRealtor. Licensed both sides of state line, selling residential properties in Kansas and Missouri. I relocated to Shawnee, Kansas in 2004 from Las Vegas. KC metro has been my home now for 20 years. I am married and have three kiddos. In 2009 I got my license to sell real estate. After our move here from the west coast and having moved six times prior to graduating high school, I knew I would be able to help people.
Real Estate is about these people. It is emotional to invest in and to sell your home. This is their journey and story to write. To do this job well. you must be able to listen, to communicate, be reactive to market conditions, and give your clients all the information and tools they need to make a decision that is best for their family. Sure, you have to be able to co-op with other agents, work well with industry professionals and property experts, negotiate, give comparable, and so on. All of this is important. But you have to be passionate about the humans. You have to really care. If you do not do this well, the clients will not trust you, will not refer you, and will not continue to use you in the future.
What’s worked well for you in terms of a source for new clients?
A client referral and the client trusting me again to sell or buy a home is the greatest compliment. The majority of my business is based on this, and I am grateful. It means the world to me to when I am referred to a new client. That is what makes my business so rewarding. That makes me smile.
Are there any books, videos or other content that you feel have meaningfully impacted your thinking?
You have to be a self-starter with initiative to make real estate work. You have to keep learning as the market is always in fluctuation based on economy, values and rates, supply and demand, marketing trends, etc. Having licensed during the crash, watched as tik tok and videos went viral, and then pandemic and production line challenges that have intensified very low supply, I decided to focus on ways to improve myself. With all of these fluctuations, the market was affected, so my business too saw changes. At times it was a struggle to remain positive so by reading a chapter a day and finding ways to improve myself as a person, a member in the community and as a realtor. In the past 2 years I have finished 30 books on a range of topics: from real estate to marketing on social media, creating better habits to making a difference.
