We recently connected with Kobi Karp and have shared our conversation below.
Kobi, appreciate you joining us today. Let’s start with a story that highlights an important way in which your brand diverges from the industry standard.
Yes, there is a myriad of ways we differ from the industry standards that stands out: we view buildings as individuals, much like people. While the internal structure of buildings may be similar, they must be designed aesthetically, environmentally efficiently and properly to function effectively.
However, just like people, buildings can look vastly different on the outside. Two children can have the same parents, yet they will each have their own unique appearance—and that’s what makes each building’s architecture distinctive and exciting.
We thrive on creating diverse designs for different buildings over time. What we also recognize is that buildings don’t just look different, they behave and interact with their environment in unique ways. The natural surroundings, the built environment, and the interior spaces all influence how people feel and act. A well-designed building can foster calmness, psychological relaxation, and increased physical awareness.
It’s this thoughtful design that promotes a healthier, beautiful, functional, subtle and more balanced lifestyle. And this is what sets us apart from the industry standard. What truly makes us different is our ability to see each building as an individual. We look beyond just structure and form; we recognize each building’s unique character. This creates a soul and an emotion within the buildings that normally would not exist.
Kobi, love having you share your insights with us. Before we ask you more questions, maybe you can take a moment to introduce yourself to our readers who might have missed our earlier conversations?
When I moved to Miami in 1988, I already felt like a citizen of the world. Born in a small coastal town north of Tel Aviv, I grew up surrounded by Bauhaus-style buildings, a product of European-trained designers who helped shape the new country. At twelve, my family relocated to the U.S., and we ended up in suburban Minneapolis—a big change from the warm climate I was used to. My parents, originally from Poland and Romania, were no strangers to starting fresh, so the transition felt natural to me. After completing my studies at the University of Minnesota Institute of Technology, I set my sights on South Florida.
It was an exciting time to be in Miami, a city in the midst of transformation—what I remember as “the Scarface days.” Though still rough around the edges, it was beginning to emerge on the national stage, and its architectural heritage became a central part of that revival. The Art Deco buildings from the twenties and thirties, the streamlined Moderne that followed, and the postwar modernist resorts lining Collins Avenue spoke to me, reminding me of my Mediterranean childhood. Miami felt like the perfect place for a young designer looking for his niche—and I found it here.
Just like the architects before me—outsiders like Henry Hohauser, Lawrence Murray Dixon, and Albert Anis—who reimagined northern architecture for the tropical city, I was drawn to Miami’s unique energy. In the postwar years, Morris Lapidus, a master of the International Style, also made his mark, and I had the honor of bringing him out of retirement to collaborate on one of my projects. Lapidus and those before him didn’t just design buildings; they helped shape the city’s identity, turning it into a canvas for the American good life.
Miami’s growth was a collaborative effort—architects, financiers, builders, hoteliers, and developers all contributed to the city’s development. What sets my work apart is that same spirit of collaboration. Like Lapidus, I don’t just design buildings; I build relationships with developers and work alongside them to make a lasting impact on the city’s growth. I’m proud to be part of a legacy that continues to shape Miami’s landscape.
My approach to design is rooted in modern architectural principles—clean lines, geometric shapes, and functionality are always at the forefront. I focus on creating open spaces, minimalist forms, and using advanced materials and technologies to craft dynamic, functional environments. But I also think about the context of each project—the culture, history, and environment of the location. Whether it’s in an urban setting or nestled in nature, my goal is to create buildings that harmonize with their surroundings. This sensitivity to context is reflected in every detail, from the materials and colors to the overall design elements, ensuring each project feels connected to its place.
What truly sets my work apart, though, is the creativity behind it. It is not just about the buildings themselves, but the problem-solving and continuous evolution of each project. Every challenge, particularly those around circulation and spatial flow, pushes us to develop unique, tailored solutions that elevate the design. These challenges also create opportunities to improve the spaces—both inside and out—making them better for the people who use them.
Our brand stands out because we consistently create innovative designs that leave a lasting impact. Whether through renderings, videos, or the finished product, the spaces we create stand apart from others in the industry. People experience our buildings and think, “Wow, this is a place I could live, work, relax, or vacation.” That’s when the conversation starts. They share their experiences—whether it’s a stay at the Four Seasons in Fort Lauderdale or a rental at the Grand Venetian—and without even realizing it, they become our ambassadors. Through word of mouth, social media, or a quick search online, new clients and followers discover our work.
That’s the kind of success that brings me the greatest satisfaction—hearing people share their positive experiences, knowing that we had a hand in creating spaces they truly enjoy. We’re not just building structures; we’re crafting experiences. And when people talk about the places they love, they unknowingly bring our name to the forefront, becoming fans of our work. It’s this ability to create lasting impressions and meaningful connections that drives me to keep pushing creative boundaries and delivering exceptional designs that stand the test of time.
What do you think helped you build your reputation within your market?
What has truly helped me build my reputation within the market is the unique, creative solutions I provide—solutions that others often overlook. A prime example of this is the historic Surf Club in Surfside. At the time, many believed the area was not desirable for development, but I saw potential. I worked to preserve the legacy of the Surf Club while also introducing modern sugar-cube structures on the north side and designing a new building on the south side. Through collaboration with historic preservationists, I discovered a way to move the cabanas closer to the ocean, where Winston Churchill once painted, creating space for new construction. This innovative approach allowed me to blend history and modern design seamlessly, resulting in the stunning Four Seasons Hotel at the Surf Club.
I have always had a knack for finding that sweet spot where heritage can coexist with business and thrive. I’ve been able to identify untapped buildable square footage, tear down unsightly walls, or reposition entire structures to make projects more profitable—all while preserving and enhancing valuable historic construction. It’s this ability to think outside the box and approach each project with creativity and practicality that sets me apart. I don’t just design buildings; I solve problems and create long-term value.
Much like the architects who came before me—especially Morris Lapidus, who reshaped Miami’s architectural landscape in the 50s and 60s, I understand the importance of building strong relationships with developers and stakeholders. I do not just focus on the project at hand; I take the time to understand the site’s history, its potential, and the needs of the community. This allows me to push the boundaries of what is possible and create lasting, meaningful designs.
My reputation has grown because I focus on quality and creating spaces that resonate with people. Whether it is designing private residences, large-scale commercial projects, or luxury hotels, I aim to craft environments that people can truly connect with. For me, it is about creating experiences and adding value to the communities I serve.
Ultimately, what has helped me build my reputation is my ability to think differently, solve problems creatively, and create value in every project I touch. Whether I am restoring iconic landmarks or developing modern luxury spaces, I have built a name for myself as a problem solver and innovator. I take on complex challenges and transform them into meaningful, lasting contributions to the South Florida landscape.
What’s been the most effective strategy for growing your clientele?
The most effective strategy for growing our clientele has been simple yet highly effective: The client comes first. By consistently meeting and exceeding our clients’ and developers’ goals, we have earned the trust and recognition of both the community and industry stakeholders. We take the time to understand the unique needs of the neighborhoods we work in and identify opportunities that provide lasting value. By delivering on those needs, we have built a reputation that drives word of mouth, which has been crucial in expanding our clientele. Each successful project has led to new opportunities, helping us attract new clients and strengthening our relationships.
Our ability to adapt and offer creative, innovative solutions has also been a key factor. Whether it’s blending modern design with historical preservation, identifying buildable space when others see none, or navigating complex global markets, we consistently find ways to deliver what others might overlook—and there’s never any sacrifice in design to maximize value. Our global presence, working in regions like Sochi, Abu Dhabi, and Saudi Arabia, has helped us stay at the forefront of international trends and expand our reach. This global perspective has allowed us to build relationships with clients from diverse backgrounds and adapt our approach to the specific needs of every project. By focusing on what makes each project unique and ensuring that we deliver value, we’ve been able to continually grow our clientele and establish ourselves as a trusted name in architecture and design.
Furthermore, our strategic approach to placemaking has played an integral role in growing our clientele. Whether it’s creating high-end residences that reflect the unique character of their surroundings or stitching together urban fabrics in places like Sochi, we’re constantly looking for ways to innovate and deliver spaces that resonate with people. This, combined with our ability to work across different markets and adapt to local needs, has solidified our reputation as a firm capable of executing visionary projects anywhere in the world.”
