We recently connected with Kim Miller and have shared our conversation below.
Kim, looking forward to hearing all of your stories today. Do you have any advice regarding quality control and maintaining quality as your brand grows?
Utilize checklists, visual job/task boards that come with a detailed step by step notebooks and monthly report cards turned into the owner.
By utilizing the above tools, it allows for a productive monthly one on one meeting for each employee. It is a time to address the good, focus on areas to improve on or receive more training. It leaves the communication lines open which is critical to running a successful business.
Kim, before we move on to more of these sorts of questions, can you take some time to bring our readers up to speed on you and what you do?
As a former school teacher with an additional 18 years in a corporate environment, my husband and I decided to purchase a franchise with All County Property Management. Since I would be running the family business day to day by myself, we felt that buying a franchise would provide us the opportunity of being in business for ourselves but not by ourselves. The goal was to achieve long-term solutions for financial growth. All County Property Management was chosen because their ethics lined up with our personal ethics and the founders genuinely care about helping their franchisees succeed.
Being a Real Estate Brokerage focused on Property Management puts my company in a unique niche. Problems that we solve for our clients include being the barrier between the owner and the applicants/tenants for the property they own. Other issues that are handled by our company that most people do not want to deal with are non-payment of rent, evictions, coordinating maintenance issues at all hours, inspections, security deposit issues, and much more.
All County Property Management Group is very transparent, phones are answered by live people, management agreements are on-line, there is no mark up on maintenance, and the is communication with our clients is phenomenal.
A deep love of learning and continued growth has afforded me an opportunity to build a family business that I am proud of.
Let’s talk M&A – we’d love to hear your about your experience with buying businesses.
I did by a franchise with All County Property Management. The acquisition process was a two-way street and on-going interview to make sure it was a good fit for both parties. It first started out with conversations with the corporate office, then interviews with various existing franchisees and finally a “Meet the Team” visit to the corporate office. This particular franchise system is about quality and not quantity. They genuinely care about helping their franchisees succeed. One of the main reasons for the purchase was to allow for financial freedom personally and to build a family legacy of a family business.
Any advice for managing a team?
Be a real person. Create a sense of unity. Let your team know that you will always have your back. It’s okay to make mistakes, just own up to them in order to check the system in place. Give your people their birthday off paid! Let them know they are appreciated and important to the team on a regular basis. Ask them if they were the owner, “What is the first thing you would change?” This could be very insightful. Create a respectful and positive environment. It starts at the top!
