We were lucky to catch up with Kayla Rogers recently and have shared our conversation below.
Kayla, appreciate you joining us today. How has Covid changed your business model?
March 2020 when the world “shut down”, i was also 6 months pregnant and selling real estate full time. Interest Rates were going down and business was picking up since we were considered essential workers. Covid changed my business model for the better by causing me to create systems to allow me to help more people without meeting more people in person. Before the pandemic my process was to meet with a lead at the office or coffee shop and go over the process fully in hopes to seeing them again. Now, i have a system which a intro call, intake form and virtual buyer consultations via google forms and zoom. It has helped me become more streamline and safer,
Awesome – so before we get into the rest of our questions, can you briefly introduce yourself to our readers.
I got into Real Estate in 2017. 4 Months after the birth of our first child. Exactly a month after our daughter was born, i got a phone call while on Maternity leave that they were getting rid of my operations manager position nationwide at our job. Since i worked there 6 years, i received a severance package which paid for my real estate school classes. By the. end of the year that year I was a full time agent and new mom.
I got my drive and discipline from my 16 years of experience as an athlete. I started sports at the age of 6, from Softball, basketball to Track which lead to becoming a Division 1 high Jumper at the University of. South Carolina. Being self-motivated and aware that your results are based simply by the work you put in individually helped me grow alot of success in Real estate.
I currently sell real estate in Charleston and Columbia SC. areas. I specialize in investment properties, 1st time home buyers and sellers. I am very big on building relationships, majority of my transactions come from referrals of other agents. I’ve also helped other agents buy their investment properties as well. I just celebrated closing my 100th transaction 2 months ago.
I am most proud of building up my brand and clientele enough to bring on my husband to start a team. He has been very supportive even before i received my real estate license. He also went to real estate school when i was 9 months pregnant with our second kid to help me out with my workload. I was in labor with 9 pending contracts on the table. Fun fact (not so fun) He was the first phone call to tell me about my job being rid of since he worked at the same company in a different. location at the time. That made the news much easier to handle.
Alright – let’s talk about marketing or sales – do you have any fun stories about a risk you’ve taken or something else exciting on the sales and marketing side?
A repeat client of mine referred me to their boss who was interested in an investment property to buy and hold. It was for sale for $65k. It was also in terrible shape and i mean TERRIBLE lol. We didn’t realize how bad of shape it was in until we view it in person and immediately released the contract. About a week later he reaches back out to me and says his plans have changed and he wants to buy an investment property at the beach. The shock was that the budget switched from 65k to a million dollars. The obstacle was also that it was located in area i was not familiar with and was not a member of the mls there. I reached out to an agent there to send us some properties but with limited response, i took it upon myself to search the homes myself on multiple public sites and sent my client the links to each in one email. Once he selected the ones he liked the most, i called the agents to schedule showings the next day. The first agent was super nice and had no problem meeting me, especially since he had a million dollar property to sell for his seller client. The 2nd agent was not so welcoming. With 24 hour notice to view a vacant property, i unexpectedly received some push back and had to request her to let her co-list agent to assist me instead. Luckily he had no problem with it, I drove 2.5. hours to meet my client and. the co-list agent to view the 2 properties and we found a winner! We closed 30 days later on my first million dollar deal! I couldn’t breath for those 30 days lol My client told me i can celebrate now as we were headed up to the. attorney’s office in the elevator.
What do you think helped you build your reputation within your market?
My reputation in the field has been from my support for my clients and other agents in my market. I am very easy to deal with and also very knowledgable in my field. I am about 80% referral base in my business now. I have a client who has renovated every home he has purchased with me within the past 3 years. I love that he includes my input on his decision for design and how to market his properties. The success he has with these properties have stood out a lot with other potential clients and other agents. I am very proud of those projects.
