We’re excited to introduce you to the always interesting and insightful Karen Hatcher, CPM® . We hope you’ll enjoy our conversation with Karen below.
Hi Karen , thanks for joining us today. When you were first starting out, did you join a firm or start your own?
Joining an established firm was a game-changer for me, offering invaluable benefits. Mentoring from seasoned colleagues and comprehensive training programs were instrumental in sharpening my skills and setting me up for success.
The shared experiences and triumphs kept me motivated—a testament to the adage, “A rising tide lifts all boats.” I was proactive, attending sales meetings, participating in agent caravans, and even investing in office desk space to immerse myself in a productive environment.
I’m a firm believer in the power of a nurturing environment for newcomers to real estate. This is why I advocate for firms with a reputation for their extensive training programs.
New agents often face uncertainty about their specialization or target market. These firms don’t just impart knowledge—they offer hands-on experience and guidance, crucial to the professional development of new agents in the industry.
Looking back, my initial choices laid the groundwork for success.
Recommendation: I chose my initial firm based on a successful colleague’s recommendation. They worked there, were successful and loved it.
Location: Deliberately choosing a central location that was convenient to where I lived allowed me to fully engage with the community and its network, invaluable for building my reputation.
I needed the location to be convenient because I knew that I was going to immerse myself in my new career by being present, and didn’t want a long commute to get in the way.
Immersion: Surrounding myself with successful professionals offered firsthand learning from their high-performing practices and strategies. This proximity facilitated crucial networking and observation, accelerating my development.
Technology: The company offered access to robust technology that is critical to success in real estate. It was an investment. The monthly fees were high to cover the access which can be difficult when you’re starting, but I viewed it as an investment. I mastered the technology optimizing work processes. Systems drive success.
This was absolutely the right choice. I am now a Top Producer and a Top Ten Producer in one of the largest economic markets in the country. You have to have a strong foundation to build on and stay competitive.
Real estate school equipped me with jargon, but the real world felt like a confusing deep-sea dive. Contracts, software, negotiations – it was overwhelming.
Investing in a productivity coach (yes, with first year commissions!) paid off fast. Their guidance secured my first client, even amidst the 2008 crash (making every win a triumph!).
To gain an edge, I flipped houses with my husband, learning the investor side firsthand. This naturally led me to property management, where I thrived.
But success meant client flow. Here, my supportive broker, team, and referral network were game-changers.
By leveraging my financial expertise, I carved a niche: a one-stop shop for real estate investors. It wasn’t just about selling; it was about building dream portfolios.
Those first three years were intense, but they built my brand and solidified my expertise.
Great, appreciate you sharing that with us. Before we ask you to share more of your insights, can you take a moment to introduce yourself and how you got to where you are today to our readers.
My initiation into real estate was a blend of personal encouragement and professional setbacks.
My supportive husband, then-boyfriend, saw my entrepreneurial potential before I did. While consistently exceeding expectations at my previous job, a promotion snub based on age became a wake-up call.
In 2011, I took control. Emboldened by his belief and my own desire for autonomy, I transitioned to real estate part-time, then full-time. It offered the growth and opportunity I craved.
Now, my company offers 4 Divisions of real estate services: Real Estate Sales, Property Management, HOA Management, and Developer Services. I have an incredible team that runs each division and we are thrilled about the opportunities that lie ahead.
Years in Atlanta have given me the local knowledge textbooks can’t teach. I’ve seen neighborhoods evolve, understand their personalities, and navigate ever-changing policies. This lets me offer practical advice and empower you to make smart financial decisions in real estate.
Our one-stop shop approach simplifies your experience. Yet expertise alone does not suffice. Keeping abreast of the latest technological advancements, I offer my clients a blend of high-tech efficiency and transparency coupled with the high-touch experience that only a personalized service can provide.
Today’s market brings unforeseen challenges, but my clients are protected by our team’s combined expertise, transparency, and personalized approach. This winning formula ensures peace of mind.
Looking ahead, I don’t just react to trends – I anticipate them. As a dedicated trend analyst, I’m constantly analyzing data from community meetings, development projects, and public infrastructure investments. This 3-5 year foresight empowers my clients with strategic insights to navigate the ever-evolving Atlanta market and make informed investment decisions.
The Sovereign approach to client services is holistic, detailed and skilled. We believe in selective partnerships for mutual success. Real estate isn’t just about a dream home; it’s the first step in your wealth-building journey.
For developers and investors, our flexible approach empowers you: find or develop property that aligns with your goals, hold long-term or sell for profit. We’re passionate about creating sustainable housing solutions that foster strong communities. This means providing well-maintained properties that residents can be proud of.
Many of our clients find satisfaction in giving back through quality housing, fostering resident pride and stability. We encourage responsible development, ensuring your properties contribute positively to the community.
Do you have any insights you can share related to maintaining high team morale?
Leading a team is a dynamic challenge, demanding a diverse skillset and constant adaptation. But the rewards are immense. Self-awareness is key – I delegate tasks that are no longer my best use of time, allowing me to focus on strategic growth.
Investing in my team’s development is a priority. I find deep satisfaction in supporting their education and personal growth, knowing it impacts their families and fuels company success. Even during corrections, fostering positive and healthy relationships remains crucial.
My leadership style is supportive yet firm, pushing my team to excel and believe in their capabilities. Their growth fuels our company’s growth. This approach has built a passionate team that consistently rises to the challenge, a source of daily motivation.
Any stories or insights that might help us understand how you’ve built such a strong reputation?
My definition of success rests on two pillars: delivering exceptional results and building unwavering trust. I exceed expectations by going the extra mile and ensuring clients feel valued.
Industry involvement and leadership solidify trust, fostering lasting partnerships. I view clients as partners, not transactions. Collaboration is key, leading to better outcomes through open communication and brainstorming. This approach builds loyalty and a network of trusted friends in real estate.
Sixteen years strong, my reputation is built on media exposure, Realtor relationships, and industry leadership. While social media could have been embraced sooner, I’ve learned to prioritize and adapt, achieving success on my own terms.
As Betty Friedan aptly said, “You can have it all, just not all at the same time.
