We were lucky to catch up with Justin Edwards recently and have shared our conversation below.
Alright, Justin thanks for taking the time to share your stories and insights with us today. Alright, let’s jump into one of the most exciting parts of starting a new firm – how did you get your first client who was not a friend or family?
The first client I got was from a Lyft ride! I was previously working on a temporary well paying construction job that was completed at the end of the calendar year in 2019. I decided to take out a $10,000 personal loan and go full time at real estate at the beginning of 2020. I got my license in the summer of 2019, but was limited to being a part time agent since I had a full time construction job. To help bring in some money until I closed some real estate transactions I drove for Lyft and Uber. I picked up a nice older gentleman in Elk Grove who had a beautiful home and gave him a ride to his destination. We had a great conversation and I mentioned I was a realtor. He said he may consider selling in the future but at the moment he wasn’t interested in selling. A month or so went by and I decided to stop by his house to see how he was doing and what his thoughts were regarding selling his house. He let me know under what the circumstances he would sell his home invited me in and gave me a tour. We parted ways and I continued my journey to find my first client. Two months went by and I decided to follow up with him again to see if he was ready to sell. As soon as he opened the door he greeted me and he was ready to sell his house! I was super excited but it was my first deal and I didn’t know exactly what to do. We made an appointment for the next day so I could give him a listing presentation and put the property on the market. I spoke with my colleagues at my brokerage and created a listing presentation for the meeting with my new client. I put the property on the market and got a list price offer in a week! Unfortunately covid hit and we were on lockdown. The offer I got cancelled because of this and I had to put the home back on the market. I did more advertising and open houses and was able to double end the deal with a cash buyer! We closed in under 2 weeks and I closed my first deal!
As always, we appreciate you sharing your insights and we’ve got a few more questions for you, but before we get to all of that can you take a minute to introduce yourself and give our readers some of your back background and context?
My name is Justin La’Ron Edwards and I’m a realtor in Sacramento, CA. I’m 34 years old and have two boys who are 6 and 9 years old. I love sports, comedy, live music, exercising, and being outdoors. I graduated from Luther Burbank high school but also attended C.K. McClatchy high school and played football and basketball. I studied Business Administration at Sierra College, Sacramento City College, and Consumnes River College. I’ve had many different sales jobs growing up and have always been a hard working individual. I got into real estate because I needed a consistent flow of income and wanted a long term career I could not only be proud of but also provide for my family with. I started my real estate career in 2019 at Keller Williams in Elk Grove, CA servicing Sacramento and the surrounding areas. In my second year as a realtor I was able to maintain being in the top 20% in my brokerage. In 2021 I created an LLC in which I’m the CEO of called Just Win Realty. I specialize in helping first time buyers as well as listings and look forward to expanding my business. In September of 2022 I switched brokerages to eXp Realty due to the various benefits provided to agents in the organization. I truly enjoy what I do for a living, not only because of the income that can be earned, but because of the impact I’m able to make in the lives of my clients. I’ve been blessed to have multiple repeat clients, I’m very proud of this because it’s confirmation that I’m satisfying my clients. My slogan is “if you want to win, put Justin in!” I help all my clients solve their real estate problems and love doing it!
What’s worked well for you in terms of a source for new clients?
The best source of getting new clients for me has been doing an exceptional job for my clients and utilizing social media as well as word of mouth advertising to promote my services. People who I’m connected with on social media reach out after seeing a successful transaction with a past client and request my services or new prospects connect with me after being referred from a past client. I love getting new clients either way and my goal is to make all my clients repeat clients and walking talking billboards because of the level of service I provide.
Are there any books, videos or other content that you feel have meaningfully impacted your thinking?
The book The Millionaire Real Estate Agent by Gary Keller, Dave Jerks, and Jay Papasan significantly impacted my management and entrepreneurial thinking and philosophy. It essentially is a step by step guide to becoming a successful businessman/woman with an emphasis on real estate sales but the principles can be applied to almost any industry. Like any sales advice it all starts with mindset and then goes into details on how to reverse engineer the results you’d like to achieve. A MUST read for all realtors and a great read for anyone who is a business owner.
