We were lucky to catch up with Julia Poliadis recently and have shared our conversation below.
Hi Julia, thanks for joining us today. We’d love to hear about one of the craziest things you’ve experienced in your journey so far.
Being a Realtor in South Florida is not easy, even though everyone thinks it is. You really have to think outside of the box when faced with a problem and find a solution when you’re all alone.
I had an inspection set up for a home my clients were buying. I was meeting the inspector and the Seller’s agent stated the keys were in the lockbox to access the property.
Upon my arrival, the keys were not there. I begin calling the agent back to back with no response. The inspector was arriving any moment and I didn’t want this to be delayed as it causes a domino effect on the rest of the transaction.
I had to think outside the box. I started walking around the house thinking of ways to get and trying to open every window. I was lucky! The kitchen window was unlocked so I had the inspector lend me his ladder so I can crawl in through the window and open the door for him to complete the inspection.
I was able to get the job done and exited the property the same way I came in. The agent eventually responded to my text with no apologies or care about the whole ordeal.
This is just one of many scenarios where you have to think quick, act fast and make things happen for your clients. I love being able to get my clients what they need and want in a timely manner no matter the circumstances that come our way. The real process is not always easy but I like to make it as smooth as possible for my clients.
Awesome – so before we get into the rest of our questions, can you briefly introduce yourself to our readers.
I am certified Green Realtor, this means I sell residential real estate with a focus on energy efficiency. Energy efficient homes typically sell for about 10% more and end up saving you money in the long run. As an environmental activist, I believe the small changes we make today, affect our future.
I am happy to guide my clients on more sustainable ways of life. This is why I combined my passion and profession.
To me, there are many layers to a home. There is your internal head space, your internal home environment and your external home environment. All your actions have a reaction whether we are mindful of it or not. If we are mindful of how we take care of our internal and external homes, we will have a happy and thriving community.
Living in South Florida, we are surrounded by water and indulge in outdoor activities year round. It’s important that we all do our part to keep our local environment thriving as it directly affects our local economy.
It is important to learn and understand our natural resources and how to protect them. After all, we depend on them. If we take care of our environment, our environment will take care of us. And home, is where it all starts.
How do you keep in touch with clients and foster brand loyalty?
Every client is different. Some need more attention then others. Some reach out to me before I even get a chance to reach out to them.
After assisting them with their biggest purchase of their life, they are able to recognize my expertise, honesty and reliability that I showed throughout the transaction. This alone fosters brand loyalty.
When I work with my clients, I actually listen to their needs and allow them to make their decision with my guidance. In South Florida, many people have been steered wrong so when they find someone who is truly working for the clients best interests, they usually never let go.
I also enjoy being resourceful to my clients. Depending on their request, even if I don’t have the answer for them, I have the network and resources to get them what they need. This way, they know they can always come to and I stay on top of mind.
I also send hand written, branded holiday cards every year along with mid-summer cards. This shows a level of care, that many do not share. I actually love my clients and my community, so it is important to me that I stay connected with them.
What’s worked well for you in terms of a source for new clients?
Referrals. There is nothing better than a referral. When a client says they want to send me a gift and ask what they can do for me, I let them know the best gift they can give is a referral.
Referrals are best to work with because they are referred by a trusted source. When working with a cold lead, I am not vetted by someone else and they need to first get to the learn who I am and how I work. This makes it much harder to work with the client as they can easily be pulled in different directions as they submit their information online and talk to so many people.
