We recently connected with Joy Derrick and have shared our conversation below.
Hi Joy, thanks for joining us today. What do you think matters most in terms of achieving success?
To be successful, I believe there’s no substitute for rolling up your sleeves and putting in the work. Early in my career, I made mistakes—plenty of them. Like the time I underestimated renovation costs on a fix-and-flip project and ended up cutting into my profit. Ooh how it stung, but it taught me the value of accurate budgeting and leaning on the expertise of others. I quickly learned each mistake would soon become a lesson learned. Now, as a coach, I encourage my clients to embrace their mistakes as gained experience or a learning opportunity. The key isn’t to avoid failure—it’s to fail forward. If someone had told me years ago that I’d be coaching others to build wealth through real estate, I might’ve hesitated—back then, I was just like many novice, investors, eager to learn, but overwhelmed by the “what-ifs.”
Today, I’m not just a coach; I’m a walking testament to how mindset, strategy, and mentorship can transform your life. And now, I’m here to share that same transformation with others. I remember when I closed my very first deal, I wasn’t a seasoned expert, I was a beginner who believed in the power of taking action. I’ll never forget the mix of excitement and fear when I signed my first purchase agreement. It was a modest property in a developing neighborhood, but to me, it felt like the Taj Mahal.
As an investor coach, I often share this story with my clients to remind them that you don’t have to know everything to start. What you need is a belief in your ability to figure things out.

Joy, before we move on to more of these sorts of questions, can you take some time to bring our readers up to speed on you and what you do?
Hi I am Joy Derrick and I’m not just a Realtor or real estate investor—I’m a coach, mentor, and visionary dedicated to helping aspiring investors transform their financial futures. With a passion for education and empowerment, I specialize in guiding beginners and novices through the often-intimidating world of real estate investing.
How It All Started:
My journey into real estate wasn’t conventional—it was born out of curiosity, necessity, and a relentless desire to create something greater for myself and my family. Like many, I started from square one: no deep-pocketed investors, no insider connections, and no formal training in the industry.
What I did have was a hunger to learn, a willingness to take calculated risks, and an unwavering belief that real estate could be a path to financial freedom. My first property deal—a modest flip—wasn’t perfect, but it ignited a fire in me. Each subsequent project sharpened my skills, grew my confidence, and deepened my understanding of what it takes to succeed in this business.

We’d love to hear a story of resilience from your journey.
Resilience in Action: A Story of Persistence and Profit
Early in my real estate journey, I came across what I thought was the *perfect property*. It was a classic fixer-upper in a not so desirable neighborhood, but I saw its potential immediately. After a strategic renovation—complete with modern finishes, a stunning open floor plan, and a kitchen straight out of a design magazine—I listed the property confidently, certain it would sell within 60 days.
And it almost did—not once, twice but three times
The first buyer’s financing fell through a week before closing. Then the second buyers financials fell through and then the third deal unraveled over appraisal contingencies. I thought I was in a twilight zone, before I knew it, six months had passed, the property was still unsold, and I was feeling the weight of holding costs, including loans that had matured. To make matters worse, the market was shifting, and potential buyers were becoming more cautious.
But here’s where resilience comes in. Instead of panicking, I doubled down on solutions.
First, I reassessed my strategy. I brought in a new staging team to give the home a fresh look, emphasizing its versatility for modern families. I also adjusted the listing price slightly to attract a wider range of buyers while keeping the profit margin intact.
Next, I got creative with marketing. I leveraged social media to highlight the property’s unique features through engaging video tours and posts targeting first-time homebuyers and local investors. I even hosted a neighborhood open house, offering a “homeownership Q&A” to educate potential buyers on navigating financing options—a move that built trust and increased interest.
Finally, I negotiated more flexible terms for my loans, buying myself additional time to focus on finding the right buyer without rushing the process.
The turning point came when an out-of-town buyer saw the property online. They fell in love with its charm and, thanks to the groundwork I’d laid, were able to secure financing quickly. By the time the deal closed, I walked away with over $100,000 in profit—proof that persistence, strategy, and creativity can overcome even the toughest setbacks.
That experience taught me that resilience isn’t just about enduring challenges—it’s about finding solutions, staying adaptable, and maintaining your vision, even when things don’t go as planned. It’s a lesson I carry with me to every deal—and one I share with my clients to inspire them to push through their own challenges and achieve success.

Any advice for growing your clientele? What’s been most effective for you?
The most effective strategy for growing my clientele has been a combination of building trust, providing value, and fostering genuine connections.
I believe in empowering people with knowledge before asking for their business. Through workshops, webinars, and free resources like eBooks and guides, I offer actionable insights that immediately help my audience solve problems or take their first steps in real estate investing. This “give before you get” approach establishes trust and positions me as a reliable expert.
Social media has been a game-changer. By sharing my journey, both the wins and the challenges I connect with my audience on a personal level. I use platforms like YouTube, Instagram, and Facebook to share tips, success stories, and behind-the-scenes looks at my projects. People resonate with authenticity, and they’re more likely to trust someone who’s been in their
Creating a sense of community has been instrumental. Through local networking events, I’ve created a space where aspiring investors can connect, learn, and support one another. This community not only attracts new clients but also keeps existing ones engaged and loyal.
Happy clients are the best marketing tool. When someone I’ve coached succeeds, I encourage them to share their stories and experiences. Word-of-mouth referrals from satisfied clients have brought me some of my most dedicated and motivated new clients.
I make it a point to meet clients where they are. Whether they’re brand-new to real estate or looking to scale their investments, I tailor my approach to their unique goals. Being approachable and responsive helps potential clients feel valued, which leads to long-term relationships.
At its core, this strategy works because it’s about more than just growing a business—it’s about building trust, delivering results, and creating a positive ripple effect in the lives of my clients. When people see that I genuinely care about their success, they’re not just willing to work with me—they become advocates for my brand.
