Josiah, appreciate you joining us today. So, let’s start with trends – what are some of the largest or more impactful trends you are seeing in the industry?

As always, we appreciate you sharing your insights and we’ve got a few more questions for you, but before we get to all of that can you take a minute to introduce yourself and give our readers some of your back background and context?
I was introduced to Real Estate by an old friend of mine that I worked at Hodads Burgers with. He was taking his real estate courses and finishing them, I saw him selling houses and it got me interested so I asked him what I needed to do to become a Realtor. He pointed me in the right direction and from there it was getting into school and focusing on finishing while working full time as a cook. After obtaining my real estate license little did I know how much learning, self improvement and skill it actually took to become a Real estate professional.
The types of services I offer are Listing houses and getting them sold while also helping first time or experienced buyers purchase a home. I am also a Foreclosure expert with a wealth of knowledge about the foreclosure process. A lot of the solutions I find for my clients range from all different types like, bringing as much value as I can to my clients by educating myself constantly and fully educating my clients on the buying or selling process so they can be confident in making decisions in a transaction. I also help find solutions for those who are in a tough spot financially and are facing a foreclosure. There are a ton of solutions I offer in my business because you never know what you are going to face in a transaction as no transaction is ever the same that is why it is extremely important as a real estate professional to not only educate my clients on the process but also educate myself constantly so I can be aware of what trends are happening in the market, new laws that have been passed for zoning and developments, the list goes on!
There is one particular transaction that I am most proud of, I had a client who was in foreclosure and unfortunately I was not able to save his home but I was able to start a Go Fundme for him and raised $5,000 dollars for him! The news station eventually caught wind of what was happening and decided to interview My client Robert and myself! That helped in a huge way through the news we were able to be connected with a woman name Tina Buchanan she was extremely helpful in helping Robert and I find an assisted living where he could be comfortable and live out his days with no stress of losing his home. Although Robert passed away last year I can gladly say in my heart he was a great friend and it was a pleasure getting to know such an amazing person with so much experience in life.
What sets me apart from most real estate agents is my ability and eagerness to go above and beyond for my clients without hesitation. I am always willing to go the extra mile to make sure my clients get the best results and are 100% happy with the end results.
The main thing I would like my clients and potential clients to know about me and my business is that I value what I do with a high sense of integrity, I am completely obsessed with perfecting my craft and have a strong desire and hunger to always continue to grow and expand while delivering the absolute best results. I believe it is crucial to be honest with each one of my clients even if it is not what they want to hear at the time. I always have my clients best interest in mind and would never put them in a situation that they are unsatisfied in. It is not often people find what they love and chase after it, I was blessed enough to find my craft, and I plan to build an empire.
What’s been the best source of new clients for you?
The best source of gaining new clients for me is 100% cold calling! I know a lot of people do not do this they find it to be “old fashion” or “outdated” for me it has been the biggest source of gaining new clients. I would also have to say that Open Houses have been a great second resource for me getting new clients. There is nothing better than being able to meet buyers face to face that are actively in the market! It is also a great way to bring value to them and build a relationship right away.
Let’s talk about resilience next – do you have a story you can share with us?
A story that I have that will show my resilience would have to be in early 2020 I had 4 escrows going at one time 2 of them were scheduled to close on my birthday in March and when the whole COVID-19 situation happened all of my transactions fell out of escrow because of the uncertainty in the market. No one was sure where the market would go. I do not think anyone had any idea that the market would explode later in the year! Early on in my career 4 escrows was a HUGE deal for me especially with 2 of them closing on my birthday! My girlfriend Kathleen and I had an amazing evening planned to celebrate and when I got the news I did not want to go home. I sat in my truck outside of my house and cried, I had to pull myself together to be strong so Kathleen would not worry. I had already told her they fell out and when I went inside she was in tears seeing me! It was absolutely devastating but luckily I have Kathleen by my side and with her words of encouragement and a big hug I knew I had to go enjoy the night and be grateful for what I did have in my life. The very next morning I went back to the office and went right back to work. It is not how hard you get hit it is a matter of how hard you can get hit, get back up and keep going.
