Alright, John thanks for taking the time to share your stories and insights with us today. Let’s start with a story that highlights an important way in which your brand diverges from the industry standard.
The majority of my career has been spent selling and marketing luxury golf community properties. In order to be successful at this we had to perfect lead generation (ie) magazines, direct mail, websites, etc. High-quality branding and marketing were of utmost importance. Traditional real estate in the United States focuses on getting listings. In the late 80’s we moved to Hilton Head Island where I was the Broker-in-Charge of Hilton Head Plantation. When the development sold out, the majority of the agents I was working with stayed on the island and transitioned into general brokerage real estate. I took a job offer in another state once again selling high-end developer sales.
After living in many beautiful states and many beautiful developments, my wife and I decided it was time to settle down and make a permanent home. With that in mind, we moved back to the Lowcountry of South Carolina.
Once we moved back, we realized that the competition was great, competing with agents who had been here for 40+ years. I knew I had to step out of the box if I was to be successful. After much research, I saw that the current real estate agents were relying on the old traditional ways to get leads and clients.
Beginning with my phone, on video, I began recording myself and the start of my YouTube success began. I release a new video each week, EVERY week, on the lifestyle of the Lowcountry, not just focusing on homes, but the lifestyle.
As always, we appreciate you sharing your insights and we’ve got a few more questions for you, but before we get to all of that can you take a minute to introduce yourself and give our readers some of your back background and context?
Because of the area we chose to settle in, there are a lot of retirees who are relocating and making those decisions that will affect their lifestyle for this next chapter of their life. Since 1985 I pride myself with working with my clients with the utmost integrity. The thing I am most proud of is creating a YouTube channel out of nothing. Creating a success out of this. My videos feature a lifestyle of what it is actually like living in the Lowcountry. I have discovered this is the “secret sauce” of my success. I started with my cell phone and have graduated to more extensive and professional equipment. To date I have created over 300 videos, 5300 subscribers, and over 800,000 views. I like to think that my YouTube channel is the gold standard in Lowcountry Realestate.
I feel deep satisfaction knowing I am helping people and changing their lives. We now receive numerous calls/leads each day. My business model is strictly based on these inquires. People come up to me in the most unique places telling me that they watch my videos every week, actually calling them “Wine, Weber, Wednesday”! I have been able to put together a team of four agents, The John Weber Team. Their lives have changed radically for the better. They are all busy with clients every day making sales. Every client is coming from the YouTube videos!
Can you share a story from your journey that illustrates your resilience?
In 2007 and 2008 I was the Director of Sales and Marketing for the Ritz Carlon Residences in the Caribbean. It was a great job. I traveled the Caribbean and we sold beautiful luxury real estate to the jet set crowd. There was only one problem. The second home real estate market was crashing all around the country. Our company was financed by Lehman Brothers. They actually did our payroll. When it crashed, Lehman Brothers was the largest bankruptcy in United State history.
I lost the best job I ever had and I lived in Florida, which was ground zero for the entire real estate crash. I literally could not find a job within the industry. I was forced to take any job I could just to keep the lights on and put food on the table. How could I go from the king of the hill to the bottom in such a short time? Then the trouble really began to happen!
Late one afternoon the police in Tampa called me and told me that my 19-year-old son was a victim of gun violence. He walked into a friend’s home and there was a loaded .45 sitting on the coffee table. My son picked it up and the gun went off. He died several hours later at Tampa General Hospital.
The devastation was unbelievable for our family.
Our Minister called me the modern-day Job.
I spent the next two years speaking in middle schools and high schools about gun safety.
Our house was lost in foreclosure.
Our son would be 33 today. Our grief has changed. He lives in our hearts now and we think about him every day.
How about pivoting – can you share the story of a time you’ve had to pivot?
Because of the events in my past, hitting rock bottom in every way, one day I read Brenee Brown’s book, “Daring Greatly”. This book inspired me to move forward and put any fear aside. This allowed me to speak and live from the heart, not worrying about what people thought. I was able to live in love and not fear. To this day this is my motto.
