We recently connected with Jody Caputo and have shared our conversation below.
Jody, thanks for joining us, excited to have you contributing your stories and insights. Let’s jump to the end – what do you want to be remembered for?
I hope to leave footprints in this Industry for a business model that other Agents can look up to. Our Market is so saturated with Agents and not all of them get the training they should. I want new Agents to come into this field feeling competent to serve the public and following the Realtor Code of Ethics in all they do. I want to be that example of professionalism and being well respected among my peers.
Jody, before we move on to more of these sorts of questions, can you take some time to bring our readers up to speed on you and what you do?
I first got into Real Estate after having a few unhappy transactions on my personal properties. I felt like I could make a difference in the Industry with a background in Customer Service and Sales and having a huge heart for people. I focus on Residential Sales and take great pride in the relationships I have made along the way. Many of my Clients have become life long friends! I provide stellar communication which is so important and educating my Clients along the way. No matter if someone is buying or selling for the first time or the tenth time, there is always something to learn as State laws change from state to State and processes change frequently. I am a seasoned Agent and successful negotiator who managed to win homes for my Clients in many multiple offer situations that occurred over the past year. With over 20 years of experience, my work ethic, creativity in crafting excellent offers and being a “Heart first” Agent sets me apart. I have a keen ability for thinking “outside the box” to work through issues that come up during a transaction.
I take pride in the fact that even though I may be working with several Clients at the same time, I still manage to make my Clients feel like they are my most valued Client…..and they are.
Any fun sales or marketing stories?
I first got licensed in Florida right as the market was crashing and banks stopped lending money to foreigners. I had a foreign Client who spoke no English, wanting to buy a foreclosure and had no Lender to help her. Talk about a challenge! However, I didn’t let that stop me from helping her acquire her dream home here. Every document had to be translated by her Daughter who also spoke English, so that she had full understanding of what she was signing. I started brainstorming on how to find a Lender for her and through some research and networking with Agents I know, found a foreign Investor who sent funds in small increments all the way up to closing. I definitely sweated that one out all the way to the end but was it worth it to see two foreign women cry at closing? You bet!
What’s been the best source of new clients for you?
Many of my Clients are repeat Clients and they continually refer their family and friends to me. That is one of the best compliments I can receive. Having the opportunity to touch the lives of their loved ones lets me know they trust me completely.
