We recently connected with Jerry Mikulanec and have shared our conversation below.
Hi Jerry, thanks for joining us today. Everyone has crazy stuff happen to them, but often small business owners and creatives, artists and others who are doing something off the beaten path are hit with things (positive or negative) that are so out there, so unpredictable and unexpected. Can you share a crazy story from your journey?
So about a year back I was working a referral that came in for a listing. This older couple was moving out of the area to move closer to family do to some health issues which are very personal to me.
The market here in SWFL at the time was crazy hot! I proceeded with my normal listing procedures, pictures, drone, marketing etc. I listed the home on a Friday with open houses scheduled for Friday and Saturday. We had over 150 people through the door and over 40 offers on the home by Sunday.
I advised the buyers on the offers and we moved forward with accepting the best offer on the table.
My sellers then started preparing for the big move across the country, mind you due to the medical issues they didn’t have a lot of extra cash flow at the time.
Well here comes the closing date and low and behold the buyer’s financing wasn’t ready so we did an extension, 2 weeks later there was still issues and against my advice the sellers decided to do another extension with extra escrow. 2 more weeks later the lender still want ready and the contract fell apart. By now my sellers have already moved, have a down payment on a new home in there new state and have a closing date. They need the proceeds from this sale to close on their new home.
Very frustrating for all parties involved and disappointing I went to work. Luckily we had stipulations in the contract the the buyer would loser escrow if we didn’t close after multiple extensions.
So my team and I went to work calling some of the other buyers that we had offers from a month ago and as you can imagine things had changed and the market was moving fast. Many of them were already under contract.
So we went back on the market and did an open house. Had a cash buyer come in and offer $30k over asking price with a ten day close!!! Talk about a great situation!! My sellers who had been through hell and back at this point ended up walking with a huge escrow and $30k more than they were originally under contract for!
They were ecstatic and moved into their new home a week after we closed on their SWFL home and are living their best life surrounded BT their family!
This one hit me hard but I am so glad we were able to work it out in the end!
Jerry, before we move on to more of these sorts of questions, can you take some time to bring our readers up to speed on you and what you do?
I am in the real estate industry in SWFL. I decided about 5 years ago to get into real estate after flipping a few homes in my home state of Wisconsin and getting a feel for real estate and how everything worked.
I am a family man. I have 3 kids from early teen to 6 years old and they are my everything!
My main passion and drive in the real estate industry is helping people. I love to see people happy! I live helping first time home buyers or people with a tough situation. I strive on getting it done when others can’t and making my clients experiences the best they have ever had.

How’d you build such a strong reputation within your market?
When I first started real estate here I had only lived in SWFL for a short time. I was a nobody. No one knew my name or who I was. My father had owned a home in the area for about 30 years so I was familiar with a lot of the area, the waters and the sites.
I leaned on social media heavy and grew my presence fast. I hired a great marketing team and went to work. Stayed relevant and that really is what set my real estate career into motion. Social media is one of the best ways to grow your business fast but you HAVE to stay consistent and relevant.
We’d love to hear the story of how you built up your social media audience?
My main source of income and business has been social media. Facebook is a great way to advertise, run adds and boost post to target your audience. One thing I learned fast was doing videos and just making posts only goes so far. The main goal is getting the information in front of the people that want it and need it.
My marketing team and I came up with a plan to target certain areas in the US with certain messages.
Market to areas that are getting snow in the winter with a beautiful beach scene from SWFL. It’s a no brainer and it works. Try to get whatever your selling in front of the people that need it and want it!
