Javier , thanks for joining us, excited to have you contributing your stories and insights. One of our favorite things to brainstorm about with friends who’ve built something entrepreneurial is what they would do differently if they were to start over today. Surely, there are things you’ve learned that would allow you to do it over faster, more efficiently. We’d love to hear how you would go about setting things up if you were starting over today, knowing everything that you already know
I have always been very hard working although one of the things that I regret is not establishing the proper systems early on in my career. I was very busy producing, meeting clients, and talking to prospects however I was not being productive due to the fact that I didn’t have defined lead generation activities. I didn’t have a proper follow-up system in place or a CRM. I did a little door-knocking, a little cold-calling, and open houses but I didn’t have a system. Not having those systems in place early on costs me time and money.
Javier , love having you share your insights with us. Before we ask you more questions, maybe you can take a moment to introduce yourself to our readers who might have missed our earlier conversations?
My name is Javier Gutierrez Loera, I am the oldest 6 of siblings, I emigrated to the United States at the age of 17 alone to work with a couple of friends. I did many jobs in restaurants, gardening, and IT before I moved to California. My uncle had a real estate office and offered me a job as a loan officer assistant. I took it, he train me and later on, I attained my real estate license and mortgage loan license.
Being young in an industry where one of the commission checks could be someone’s annual income can test any character. I was not the exception, I have always been a very hard worker however I didn’t have a system. I just worked and that was a big mistake because I didn’t build a book of business. In this industry, your sphere and your past clients are your number one source of business. I learned it the hard way.
When the 2008 recession hit, I had no clients and lost all my money and I had to start over and rebuild from the ashes.
Although my uncle taught me the ins and out of the business, I was not learning I needed something else. Something bigger and I moved to a Coldwell Banker franchise. I established my systems, starting with reactivating my sphere of influence and having all my clients in a CRM. I began prospecting more and with more discipline and my business started to get back on track.
I focus on educating my buyers and sellers, giving them the knowledge they need to make wise desition on their Real Estate transactions. Some of my buyers and sellers are easy, others not so much. There are many times that I have to work with them because they don’t qualify now, but together we make a plan to have them be in a better position to purchase or sell in 3 months, 6 months, or a year.
Any advice for growing your clientele? What’s been most effective for you?
One very important aspect of any real estate transaction is educating your clients, whether it’s a sellers or buyers communication is key to a successful real estate transaction and career. I pride myself on taking the time to guide my clients through the buying or selling process. I am their expert they can rely on anything real estate related. I explain all processes and documents personally. I maintain constant communication with my clients and I am very disciplined. I always strive to deliver what I promised. The buying and selling process is a very emotional one, especially for first-time home buyers and I want them to have a stress-free transaction, I make the buying and selling process as smooth as possible for them.
