Alright – so today we’ve got the honor of introducing you to Ivan Cloyd. We think you’ll enjoy our conversation, we’ve shared it below.
Hi Ivan, thanks for joining us today. How do you think about vacations as a business owner? Do you take them and if so, how? If you don’t, why not?
Lol….. of course I take vacations!! Who doesn’t like vacation? But yes I live a regiment that I’m always working but I’m not always working. And what that means is throughout the workday or vacation, take specific breaks for specific things. For instance take a break just to watch TV if that rejuvenates you. Take a break to innovate or create. Take a break to read. This regiment creates efficiency when you’re working. I don’t believe anybody working all the time on their business makes them very successful. Unless they have crazy merchandise orders and need to fulfill them by a certain time.

As always, we appreciate you sharing your insights and we’ve got a few more questions for you, but before we get to all of that can you take a minute to introduce yourself and give our readers some of your back background and context?
My name is Ivan Cloyd, and I am the CEO of Quadrant, a thriving enterprise that began its journey as a TV network project and has now blossomed into a full-service real estate development company, owning a new D.C. TV station to provide local talent an avenue to showcase their skills on premium projects.
My path here wasn’t smooth or straightforward. I didn’t just arrive at this point at the age of 34; my transformation began around the age of 16 or 17 when I decided to change my life after running the streets. With a deep interest in television, I pursued acting and embarked on a journey that took me through the vibrant local political circles of D.C. This experience allowed me to connect with and learn from some of the most powerful figures in D.C. Government, providing me with insights into a world I was previously unaware of.
Fast forward to today, I am now working alongside many of those same influential figures to drive real estate development and contribute to the economic growth of D.C. Quadrant is currently under contract to develop over 200 mixed-use housing units between D.C. and Maryland. We’re also collaborating with Choice Hotel and Development to build an 88-key hotel in Ward 7.
Moreover, Quadrant is passionately committed to giving back to the community. We are launching Quadrant Communities, a 501(c)(3) nonprofit organization, to foster grassroots involvement and support community initiatives.
This journey has been one of resilience, learning, and dedication. It’s about more than just business; it’s about building a legacy and making a positive impact on the communities we serve. The transformation from those earlier years to now has been challenging, but it has shaped me into the leader I am today, ready to take on the future with a vision for growth and community empowerment.

We’d love to hear about how you keep in touch with clients.
In real estate development, there are multiple income streams, largely depending on how deals are structured. One common approach is to have commercial tenants occupying the ground floor of a building, providing a steady stream of rental income from businesses such as retail stores, offices, or restaurants. Above the commercial spaces, residential units can generate additional revenue through rent or sales, creating a dual-income property that maximizes the use of the building and increases profitability.
The television industry also offers several avenues for generating revenue. At the national level, revenue is often derived from advertisers who work through syndicates to place commercials during broadcast slots. These national advertisers provide a significant source of income due to their large budgets and broad reach.
Local advertising is another key revenue stream, involving collaborations with small businesses within the community. These partnerships are crucial for building strong local networks and supporting the regional economy.
Additionally, direct placement deals can further enhance revenue by allowing companies to place their products or services directly within TV shows or programs, creating a seamless form of advertising that engages viewers in an organic way.

Any advice for managing a team?
High morale within a team begins with strong leadership. A leader sets the tone for the entire organization, influencing how team members behave and perform. If a leader is weak, it trickles down to the team, leading to poor execution and undisciplined behavior. Conversely, a strong leader naturally inspires the team to measure up, actively participate, and contribute to the collective goals and culture of the group.
Great leadership is about modeling the values and standards you wish to see in your team, cultivating an environment where everyone feels motivated and aligned with the organization’s mission. This creates a cohesive, high-performing team where morale is consistently high.
