Eddie, appreciate you joining us today. What’s been one of the most interesting investments you’ve made – and did you win or lose? (Note, these responses are only intended as entertainment and shouldn’t be construed as investment advice)
One of my most rewarding investments in recent years was the Gateway to the Breaks Motel in Breaks, Virginia. The unique and exciting aspect of this investment was that I made it “sight-unseen”.
The story behind this purchase adds an interesting twist to the tale. On the very day I gained access to my Virginia MLS login, I stumbled upon this gem. What’s even more surprising is that the property had just been listed that very day. It was one of those serendipitous moments when the stars seemed to align.
This motel, featuring 32 rooms, was situated amidst the breathtaking natural beauty of Breaks, Virginia. With awe-inspiring mountains, lush forests, meandering creeks, and more, it was a truly enchanting location. Even more enticing was the price tag – a mere $350,000.
The motel’s unique charm didn’t end there. It stood on a one-acre piece of the Breaks Interstate Park, often referred to as the “Grand Canyon of the South.” To add to its allure, it was the only lodging option in the area, aside from the park itself.
I was still in my pajamas when, on a whim, I submitted an offer of $300,000. Later that day, the contract was signed and returned. Little did I know that this impulsive decision would set in motion a remarkable journey.
Two years down the line, after approximately $100,000 in renovations and savvy marketing, the motel consistently generates over $50,000 per month. Trusting my instincts and taking a leap of faith, I became the proud owner of a successful motel in Virginia, all without having seen it in person until much later. This story serves as a reminder that sometimes, the best opportunities are the ones you don’t see coming.

I’m Eddie Serralles, a real estate developer, investor, real estate broker, mortgage broker, class A contactor, and licensed real estate instructor based in Tampa, FL. I’m the founder and CEO of The Serralles Group, a real estate investment firm focused on emerging markets. My track record includes successful projects in Tampa Heights and Ybor City, where I’ve revitalized neighborhoods through residential and commercial developments.
Now, I’m expanding into new markets, such as Virginia, North Carolina, and Tennessee, with a strong vision for growth and development.
