We were lucky to catch up with Eddie Raymond recently and have shared our conversation below.
Eddie, thanks for taking the time to share your stories with us today Over the course of your career, have you seen or experienced your industry completely flip-flop or change course on something?
I started investing in real estate back in 2004. The market was on FIRE! Kind of like it is now. Little did I know four years later London Bridge started tumbling down. Due to the bad subprime loans along with some other factors the housing market started to crash. The strategies that I was using before the last housing market crash stopped working. The news media pumped a lot of fear into the market. People stop buying houses and the interest rate went up like it is currently doing now. By the way, we’re headed into another housing market crash as I speak.
I had to learn another strategy called Short Sales. A short sale is when you negotiate with the bank to take a discount on the balance of the loan. The homeowner has to be behind on payments and the property is in need of repairs. I was blessed to learn this strategy early when the market crashed because we were able to complete over 300 short sales during the downturn. While people were running from real estate, we were running to it.
The strategies that worked before 2008 stopped working. We had to implement quickl! If we didn’t we would have been extinct. One thing I’ve learned in this business you have to learn multiple strategies to survive and thrive.

Eddie Raymond, aka “Mr. Transaction Engineer,” is a native of Atlanta, GA, and currently resides north of Atlanta today. Mr. Raymond was raised by his mother Erma Raymond and his two siblings, David Raymond, and (late) Ifageneria Raymond. Mr. Raymond, a husband, and father of four children have many talents. My mother invested $5,000.00 for our first seminar back in 2004 and I left that seminar with my first deal. That set me on FIRE! I fail in love with real estate and dedicated 18 years to perfecting my craft. That’s why my peers named me Mr. Transaction Engineer because I can take a deal that doesn’t look like a deal and turn it into a deal. We train our students on wholesaling, lease options, short sales, options, lease options, subject to, owner financing, wrap-around mortgages, and buying raw land.
Transaction Engineer Academy focuses on helping people change their life through the multiple avenues real estate provide. There are several ways to buy and sell real estate and that’s what we focus on. Multiple income streams within the business. We teach you how to build long-term wealth by holding on to some properties for residual income. We’re very proud of all the people that came through our training academy. We’ve had three people hit the six-figure mark last year.
Now that’s the kind of ACTION that makes it all worth it! There’s no greater feeling in the world than seeing people’s lives change for the better. With focus, willpower, action, and a made-up mind you can accomplish anything.
We’d love to hear the story of how you built up your social media audience?
Social media is where it’s at! If you’re not advertising online, you will be out of business soon. In the beginning, I was a little nervous, but I couldn’t let the fear get me out of my comfort zone and keep me from taking action. I started first with my YouTube page ” Mr. Transaction Engineer “. I recorded my first video back in 2013. I recorded about 4 videos that year. The next year I recorded a few more videos. Then I had a guy reach out to me who came across one of my videos. This guy had over 60k YouTube followers at the time.
We jumped on the phone, and we were a good fit for each other. We decided to go live for a couple of months. One hour a week. At that time, I was putting together my first training course called “The Ultimate Real Estate Blueprint “. Within a couple of months, my following went from 300 subscribers to 2000. Once my course was completed, we went live and within one hour we sold 20 courses at $997.00.
My entire mindset changed. I had a paradigm shift. That made me go crazy on social media! Now we’re on Tic Tok, Instagram, and YOUTUBE. We’ve had over 500 students come through our real estate training academy within the last three years thanks to social media and taking action.
Can you share a story from your journey that illustrates your resilience?
Several years ago, I decided to go into business with one of my friends. I invested a lot of money into the business and my business partner didn’t keep his end of the bargain. I lost a lot of money. I later realized that when you go into business with people you need to put everything in writing. You can’t go off a handshake like in the old days or go off a person’s word. Thank God, in real estate if you know what you’re doing you can start with little money and bad credit and change your life as I started back in 2004. . I had to buckle down. I fired my partner and focused on getting my company back on track. A couple of months later I was back on top of my game. That was a stressful time, but I came back harder than ever and learn a lot of life lessons. Obstacles will come but we must keep pushing forward and believe in the God within us.
