We were lucky to catch up with Daniela Amparano recently and have shared our conversation below.
Hi Daniela , thanks for joining us today. To kick things off, we’d love to hear about things you or your brand do that diverge from the industry standard
As a Realtor, I work with sellers and buyers but specialize in REI (Real Estate Investors). I help them meet their Real Estate goals; when I meet first-time investors, not only do I find their first investment property, but I also guide them through the process and explain the Investor lingo (which can be confusing). I work with more seasoned investors, REI who have been investing in real estate for a few years and have very clear/specific goals (CAP rate, cash on cash return, ROI). I find their 2nd-3rd or 10th investment property, whereas it’s a buy and hold or a fix and flip. Most of my clients live outside of Jacksonville, so my knowledge of the city and the sensibility of the NE Florida RE market is vital.
As always, we appreciate you sharing your insights and we’ve got a few more questions for you, but before we get to all of that can you take a minute to introduce yourself and give our readers some of your back background and context?
My full name is Daniela Amparano, but everybody calls me Dany. I am a Realtor in NE Florida, I have two children, an 8 years old boy and a 6 years old girl. I love running, traveling, attending concerts of my favorite bands, and reading. As a Realtor, I help homebuyers find a home that meets their wants and needs, I also help Real Estate Investors meet their real estate goals. I go above and beyond to make my transactions go smoothly and to prevent bumps in the buying or selling road. I am fluent in English and Spanish and since I am Mexican, I understand Latin American Culture as well as American. I have clients that have been working with me for almost 5 years and I am proud of that because it means that they are satisfied with my work. I would love to help more millennials buy their first home, either their primary residence or their first investment property.
Can you tell us about a time you’ve had to pivot?
For eight years, I was the co-owner and CEO of a food importation and distribution company based in Mexico City. I loved that company, it was my life project and my “baby”, but after a currency devaluation, I had to close that business since it was no longer profitable. Deciding to close was one of the toughest decisions I have ever made; it took me one year to close the company, letting go of my employees was very sad, and going every day to work to shut down my “baby” was even sadder. But, it was only because I made that decision, that we were able to move to Jacksonville, Florida. For a while I felt lost, I used to define myself by my job and once I no longer had that, I didn’t know who I was or what I was supposed to do. Fortunately, I met a person that was involved in real estate and he encouraged me to get my license. I thought about it for a while and finally decided to do it, I had nothing to lose and a lot to gain. Five years later, here I am, working as a Realtor, and extremely happy I had the guts to pivot and start a new career.
What do you think helped you build your reputation within your market?
The ability to give results to my clients, especially investors looking for a specific CAP rate, or ROI or wanting to follow a certain strategy. I am trustworthy, responsible, punctual, and have the ability to connect with people,
