We recently connected with Dan Mulenda and have shared our conversation below.
Dan, looking forward to hearing all of your stories today. Risk taking is something we’re really interested in and we’d love to hear the story of a risk you’ve taken.
One of the biggest leaps of faith I’ve taken in my life was placing myself into the U.S. real estate market at 23 with absolutely zero personal capital, no credit history, and no one I knew within a few thousand miles. Most of the people I spoke to said I should wait until I had more money or more experience, but I felt waiting was slowing down the vision inside me. I realized vision was not something you just put off until everything falls into place; it is something you pursue with boldness, discipline, and determination. If I wanted to make something great, I needed to start moving forward even when the odds were against me.
The bet was financial and personal. I had to put my name, my energy, and my faith on the line to learn this business from the bottom up. I had to navigate the unforgiving world of the market and figure out everything from corporate structures to financing. There were plenty of failures, disappointments, and rejections. But persistence kept me going. I pursued mentors, learned how successful companies are built, and became creative in vetting deal structures and attracting investors, even without the long track record that some individuals relied on.
Retrospectively, I realize that was the risk that became the basis of everything I am developing today. It was a significant challenge for me, forcing me to grow in many ways and giving me the confidence to make a more substantial move toward my long-term future. I learned that the most important investment anyone can make is to believe in the vision God has placed in you. And when you’re willing to bet on yourself, despite the lack of resources or not-quite-perfect conditions, you realize the power of vision and how, if vision is married to faith and persistence, doors open that seemed previously closed tight. And that’s what moves the wheel and makes room for future success.

Dan, before we move on to more of these sorts of questions, can you take some time to bring our readers up to speed on you and what you do?
I’m the founder of Mulenda Enterprise, a U.S.-based real estate acquisitions company. I entered the U.S. market at 23, driven by a vision to create value where others saw obstacles.
Mulenda Enterprise focuses on acquiring and transforming multifamily and industrial properties. We optimize operations, enhance value through strategic improvements, and structure deals that generate strong returns for investors. What sets us apart is our combination of disciplined strategy, creative solutions, and hands-on execution.
I’m most proud of building a framework that allows for scalable growth from almost nothing, revitalizing communities while delivering results. For clients and investors, Mulenda Enterprise represents vision, persistence, and integrity, showing that ambitious goals can become reality with the right strategy and execution.
Are there any books, videos, essays or other resources that have significantly impacted your management and entrepreneurial thinking and philosophy?
I read a number of books, saw a lot of videos and was taught a lot, which has influenced the way I do things as a manager and entrepreneur. Dr. Myles Munroe taught me about the power of vision and purpose-based and principle-driven leadership: he made me understand that knowing your purpose is essential for meaningful success. John C. Maxwell’s thinking on leadership, especially about leadership having less to do with position and more to do with influence, character, and the deliberate effort you put into helping people to grow.
I’ve really been inspired by Brian Tracy’s goal setting, discipline, and time management, which has helped me put a framework in place to consistently move towards long-term goals. Think and Grow Rich by Napoleon Hill encouraged the role of mindset, perseverance, and thinking smart in wealth and entrepreneurship. Jim Rohn’s lectures on self-actualization, responsibility, doing a little bit extra every day, and the compounding effect of those daily habits literally became my daily roadmap, a personal as well as professional growth guide map.
From these, I’ve been able to put together my own philosophy when it comes to business and leadership: bear purpose in mind, don’t stray from the strategic, lead with earnest, and never stop investing in the person you need to be to succeed professionally.
Any stories or insights that might help us understand how you’ve built such a strong reputation?
It was a mix of stubbornness, strategic thinking, and a focus on long-term results that helped me start building a name in the U.S. real estate market. From the beginning, I emphasized learning the business from the ground up, finding mentors, and observing how successful firms operate. I spent time analyzing underperforming multifamily and industrial properties, understanding how deals are structured, and developing strategies to bring real value to investors and communities.
Equally important was honesty and trustworthiness. Keeping promises, being transparent with partners, and showing dedication earned me credibility and respect. This combination of vision, hard work, and proven preparation has laid the foundation for Mulenda Enterprise’s future growth and recognition in the market.
