Alright – so today we’ve got the honor of introducing you to Colleen Beam. We think you’ll enjoy our conversation, we’ve shared it below.
Colleen, thanks for taking the time to share your stories with us today Can you tell us about a time where you or your team really helped a customer get an amazing result?
Clients need to have their expectations managed. What they are looking for may not exist. With a little tweaking they will end up with the house of their dreams. For example – Andy and Rosemary wanted a 2 bedroom 2 bath condo for $200,000 in Charleston on the water and they needed a place to dock their sailboat. (Cheaply). The housing market at the time had no such animal. I asked them if they would consider Lake Marion or Lake Moultrie. They did a little research and said they were ruling them out because of alligators. In South Carolina if there is water you must assume there are alligators. I then went to the South Carolina DHEC website and found out that alligators cannot live in cold water. It turns out that Lake Murray is a cold water lake and that there is a prominent sail boat club there. Andy and Rosemary were delighted with the area. Not only did we find them a 3 bedroom 3 bath townhouse minutes from the water below budget – they dock their boat at the yacht club for $60/month.

Colleen, before we move on to more of these sorts of questions, can you take some time to bring our readers up to speed on you and what you do?
I come from a small town in western New York and migrated to NYC in my early twenties. While holding down several office jobs I obtained a bachelor’s degree in accounting. This led to supervisory positions. My early thirties were spent holding down part time bookkeeping jobs while managing my family life. I now have 2 grown children. At 35 my ambitions grew and I became a residential real estate appraiser who practiced at Long Island Law Firms valuing property so we could contest property taxes for our clients. This went on for 18 years. (Even after I moved to South Carolina) In 2019 I decided to become a realtor. I tend to serve those who are purchasing below the average home price here. Weichert Realtors Palmetto Coast has a great team of experts I can utilize so that my buyers are properly taken care of.

What’s been the best source of new clients for you?
It has to be referrals. That and repeat business. This is just starting to happen for me. I support my clients even after our deal is done. For example – Hampton at HKBalloons needed to lease a studio and production warehouse for 3 years. At conclusion he will probably be looking to buy commercial space. In the meantime he has introduced me to several customers. But the most fun I have had is helping and supporting him at his events. I was a swan at the Christmas Parade.
How about pivoting – can you share the story of a time you’ve had to pivot?
In 2022 Becoming full time in real estate sales was a scary decision for me. I had always counted on a salary. But the Law Firm was grossly underpaying me and enough was enough. It was the best decision I ever made. And to top it off – the law firm has hired me as a consultant at double the rate they were paying me. It’s only an hour here and an hour there but it’s nice to know I am valued.
