We were lucky to catch up with CODY PAYNE recently and have shared our conversation below.
Hi CODY, thanks for joining us today. So, folks often look at a successful business and think it became a success overnight – but that often obscures all the nitty, gritty details of everything that went into the growth phase of your business. We’d love to hear about your scaling story and how you scaled up?
We’re continuously ramping up our efforts, and I truly believe that’s the secret sauce for any successful team or business. It’s an ongoing journey if you’re striving to reach new heights. My career journey began in leasing office and industrial spaces, and I eventually transitioned into the dynamic world of investment sales. I can confidently say that my leasing experience was the cornerstone of my growth as an agent today. It has positively impacted every facet of our current operations.
I then set out to assemble a team of like-minded individuals, and while some team members came and went, we’ve built an incredibly robust foundation that’s been solid for quite some time. What sets our team apart is that we’re not just colleagues; we’re a tight-knit family. We share every step of the journey, both on and off the field. When we encounter challenges, we tackle them as a united front, breaking through walls and barriers with unmatched determination and speed. Together, we’re unstoppable.

My name is Cody Payne and I specialize in selling investment office / industrial buildings. I started my career in 2005 as a local leasing agent and then advanced into the investment sales world and built one of the nations best teams. What sets our team apart from others is our ability to adapt, innovate and create new programs and strategies that help buyers and sellers outpace the market. From our proprietary “TX Office 1031 Exchange Program” which has helped countless owners maximize their sale with some of the most aggressive buyers in the market to our research and development platform known as “The World Engine”. The best thing about us is we absolutely love what we do and that’s why we work 24/7.
Where do you think you get most of your clients from?
The best source for new clients for us is to not only stay in front of the existing owners and buyers that are in the market but to continuously source new buyers from across the globe. Finding new buyers before they enter the market has been our biggest upside to sellers. This allows us to bring buyers to the table that nobody else has access while adding new clients before they enter the market to capture their future business. This is not always the easiest to do depending on what field you are in but there are a number of strategies one can implement to find an source future clients.
Let’s talk about resilience next – do you have a story you can share with us?
A few years after I started my career, not sure how it happened but I developed an anxiety disorder which then turned into depression and had a big tole taken on my mental health for many years. Only people close to me knew of my struggles but it affected me 24/7 for nearly 3 years although it seemed like 10. I ended up making a lot changes in my life from diet to exercise, I even got back into Martial Arts which I believe was a huge benefit. For those years I was struggling mentally, I was also struggling physically and at my job. Just getting out of bed was a process and the mental walls that my mind and body kept putting up where very tough and defeating but I knew if it didn’t kill me I was going to kill it. I still struggle with it to this day but nowhere near what I had in the past, its more of a reminder now days and that’s what keeps me going at 150 MPH is knowing where I use to be and the fear of going backwards.
