We caught up with the brilliant and insightful Brookes Cunningham a few weeks ago and have shared our conversation below.
Brookes, thanks for joining us, excited to have you contributing your stories and insights. So, let’s start with trends – what are some of the largest or more impactful trends you are seeing in the industry?
Today’s real estate market is definitely changing and changing quickly. Housing inventory has been extremely low since rates dropped at the beginning of the pandemic, causing a hectic market for buyers. Due to rising rates mid-2022 and now into 2023, inventory is picking up and we are seeing a shift in the market. It is extremely important to consult with an experienced and informed real estate expert to guide you to ensure you are making the best decision for you and your family, especially in times of unknown like the present.

Brookes, love having you share your insights with us. Before we ask you more questions, maybe you can take a moment to introduce yourself to our readers who might have missed our earlier conversations?
My name is Brookes Cunningham and I am the proud owner of Brookes & Company Real Estate at EXP Realty. Since my freshman year of college at Texas State University, I knew owning and running a real estate team was my dream job. Six years ago, I dove in and decided to begin this real estate journey. It has been full of ups and downs and crazy rides, but most importantly, I have helped so many people accomplish their real estate goals and dreams. Ending 2022 as the #13 agent in the nation within my brokerage, I have a strong passion for what I do, how I do it, and for simply helping people. I focus on providing 5 star service and ensuring you are represented in the way you deserve.
Any stories or insights that might help us understand how you’ve built such a strong reputation?
I have always focused on providing exceptional, over-the-top, service to all clients. I stay very informed on market conditions and educate my clients to make the best decision for them. What sets me apart is I will always put my client and their best interests’ first, no matter what. I am fully involved and devoted to you as my client from the very first phone call until months later at the closing table. In a business as competitive as real estate, I pride myself on being the most fair, honest, hardworking, and experienced agent you will find.

How do you keep in touch with clients and foster brand loyalty?
A lot of people and agents think that the closing table is the end of the road with clients. Truthfully, the closing table is the only the beginning of my relationship with my clients. They will always hear from me a few weeks after closing and several times throughout the year to just check in and see if they have any questions or need anything. In addition, I host a couple different client appreciation events every year to show just how appreciative I am of them, their business, our relationship, and their referrals. Every year I host a toy drive during the holiday season with all past clients. I deliver a poinsettia to every single doorstep and pick up the toys my amazing clients have donated. We donated $16,000 worth of toys to an adoption agency this past holiday season!! At the holiday client appreciation party, my clients are welcomed with food, cocktails, and lots of fun. I am also a huge Houston Astros fan so past clients receive a magnet for the refrigerator with that year’s Astros schedule. I am so thankful for the amount of participation I get from these events and I attribute it to the exceptional service my team and I provide to ensure my clients are comfortable and confident in the move they are making.
