Alright, ANDREW thanks for taking the time to share your stories and insights with us today. What was it like going from idea to execution? Can you share some of the backstory and some of the major steps or milestones?
The process of going from idea to execution in our design-build process involves several streamlined stages. Knowing the client’s goal and our intent, here is how we typical take an idea collaboratively from concept to completion:
Conceptualization to Development into Pre-Construction thru Construction and Post-Occupancy
Conceptualization: The first step is to come up with an idea or concept for the project. This may involve brainstorming sessions, discussions with clients/owners, and research into similar projects or trends. The goal is to develop a clear vision for what the project will be and what it will achieve for them.
Design Development: Once the concept is established, the design process can begin. This involves translating the idea into a visual representation through sketches, renderings, and computer-aided design (CAD) 2d & 3d models. During this stage, we design with feedback & refine the idea, consider various options, approaches, and finalize the design while referencing costs and budgetary constraints.
Pre-Construction: Once the design is finalized, the pre-construction phase begins. This includes drawing up construction documentation (or plans) to obtain necessary permits and approvals for the project. Creating a detailed construction schedule is critical for coordination to and prepare the team and site for construction. We develop shop drawings for in-house custom fabrication elements that are fairly unique to each project.
Construction: With the pre-construction phase complete and approvals are filed, the actual on-site construction can begin. This involves executing the construction plan and building the project according to the design and our intent. During this stage, our team will work together to ensure that the project is built to the desired quality standards, within budget, and on schedule.
Post-Occupancy: After the construction is complete and the final inspection is signed-off, the post-occupancy phase begins. This includes painting touch-ups, deep cleaning, greenery planted, merchandise on the racks or the coffee brewery warmed and windows squeaky clean. The design team and contractors will also ensure that any punch list items are completed from the previous phase, and the project is fully operational and running smoothly for the client.
The design-build process is a collaborative approach that involves all designers, trades, fabricators and clients working together to achieve a common goal.

Have you ever had to pivot?
We strive to tell our story from our early days at a desk in the Architecture office to our motivation out of it to build our own works for a decade to teaching upcoming architecture students and soon to be construction inspectors the ropes and pitfalls from that journey.
Never thinking we would be college professors of Architecture, we retell the struggles and successful outcomes of various projects and jobs ranging from complexities to originalities. Our knowing of how things are assembled and put together turns out to be a crucial and comprehensive lesson for the next gen of builders & designers. Thanks to our previous generation of practitioners and architects, we were asked to carry on the practicality and logistics of thinking & constructing from anew from the old.
How’d you meet your business partner?
In the early 2000’s, Andrew and Jackie met at Cal Poly Pomona in California during their academic venture via the College of Environmental Design in Architecture. After graduation, they went to work for Architects in Los Angeles where they soon after sought to open their own design-centric construction company. Once getting their general contractors license from the CSLB, they were open for business.
