Hi Christopher Robert, thanks for joining us today. We’d love to hear your thoughts about making remote work effective.
When the pandemic hit, I found myself needing to work remotely. To manage my real estate business effectively, I decided to hire individuals to physically show or photograph properties while I focused on lead generation. Unfortunately, many people or agents weren’t reliable during those times, so we needed to maximize our efforts to ensure we could attract clients to view properties.
Well, I shifted my strategy towards virtual solutions. Instead of traditional in-person tours, I started offering virtual tours and virtual open houses. This allowed me to continue my work from anywhere, even when I was traveling or living outside our usual service area.
Yes, there were some pitfalls along the way. One of the main challenges was hiring the right people to assist with property showings and photography. I had to make the difficult decision of letting a couple of individuals go when they didn’t meet the standards we required. It became clear that proper training and selection were crucial to make this model work effectively.
The benefits were significant. By adopting a remote working model and utilizing virtual tools, I was able to bring in more real estate transactions without being tied down to one specific location. It gave me the freedom to work from anywhere and help investors find properties across different areas, which was a game-changer for my business.
I was able to shift my business to work remotely to help investors find property and homeowners buy in their neighborhoods all with third party money for those who couldn’t afford huge down payments.

As always, we appreciate you sharing your insights and we’ve got a few more questions for you, but before we get to all of that can you take a minute to introduce yourself and give our readers some of your back background and context?
I have been a residential real estate agent for 20 plus years in New York CALIFORNIA Washington and Florida.
Along my journey I’ve learned a lot of people don’t think they can own property or businesses because they lack the funds credit or whatnot.
In my experience I’ve found there are many options people can use to bypass this hurdles from using other peoples money for down payments, seller financing, joint ventures or even state funded loan programs. There’s a lot of funding out there and methods and loan programs people are not aware of besides conventional mortgages. Even with high interest rates, people can own property with a small amount of homework.
This has lead me to create my own investor course where people can use other peoples money to buy properties/business from a distance with little to no money down. It teaches people not only how to utilize the financing options but also on how to make good choices for profitable world real estate investments vs ones that will be a liability or produce negative cash flow.

I feel it will do a great service for new investors or simply for people who want to own a home or even invest in their neighborhood instead of renting it.

Have you ever had to pivot?
This year I pivoted my business model from being location focused to solution focused. Moving my business to a virtual platform through social media offering a course rather than working for Commissions.
This has helped me be able to do my business from anywhere and being able to serve more peoples needs anywhere in the country vs only a local area of 40 mile radius.
If I don’t service or a license in a state someone wants to invest in I have a great referral network of agents I can send them to so they never miss a deal.

What’s been the best source of new clients for you?
My Instagram itsChristopherRobert has been my best source of clients. When I started the account, it was mostly travel photos from my vacations. When the platform evolves into a business, I did have a bit of trouble focusing on a singular topic as before it was kind of a diary of my life, and I had to learn that this is really become a business platform and it needs to be more focused on that. So the upcoming contacts is going to solely focused on the new investment business and less on my personal life. I will still include my personal life and make it personable, but the focus is going to be less on travel, and less on e-commerce or YouTube and other things that I’ve done because the algorithm wants to send people to a certain topic and I need to keep it on topic in order for it to deliver the contact the people who need to see it.
