We caught up with the brilliant and insightful Cindy Vu a few weeks ago and have shared our conversation below.
Alright, Cindy thanks for taking the time to share your stories and insights with us today. Let’s jump to the end – what do you want to be remembered for?
I want to build a legacy that stands as a testament to my commitment and dedication to helping my clients turn their dreams into reality. I hope to be remembered as someone who found the perfect property for someone to create beautiful, lasting memories and life-changing moments in. I also hope to be remembered as a Realtor who didn’t just sell properties, but who made an impact by educating and empowering communities with knowledge about all things real estate.
For some, especially first-generation Americans, the opportunity of owning a home one day is just a wild dream. Being an immigrant and having lived in rentals my whole life, I never imagined that owning a home was written in the stars for me until I started in my career, which has opened so many doors.
I aspire to be remembered as someone who was able to provide hope for those who thought homeownership was out of reach. I hope that the families I’ve helped and those who I will continue to help will one day talk about how they thought their dreams were impossible, but with my guidance and commitment, found a place to call home and start building general wealth for their own legacies. I want my legacy to be a symbol of possibility and opportunity – that the dream of homeownership is within reach for every individual and community, regardless of their background or circumstances. After I’m gone, I hope my legacy will continue to encourage others to be compassionate and serve those in need.

Awesome – so before we get into the rest of our questions, can you briefly introduce yourself to our readers.
In 2020 during the midst of the COVID pandemic, I was frantically searching for a postgraduate job. Finally after months of searching, I was given an opportunity to work for HomeSmart Evergreen Realty. With a little encouragement from my boyfriend John Ponce, I decided to take the job even though it would be an almost 50 mile drive everyday. My first job there was to assist Realtors by being an administrative support and I later transitioned into a sales position. I genuinely enjoyed every moment of my job, always willing to help and learn as much as I could. While working there, I met Davin Emmons, my now business partner, who inspired me to get my real estate license.
After working at HomeSmart Evergreen Realty for 2 years, I decided to make the scary yet hopeful decision to leave my salaried job and become a full-time Realtor, joining my awesome real estate team, Davin Emmons & Associates.
My career in real estate took a turn as I began to use the power of social media as a platform for education and entertainment. One of my specialties is working with first-time homebuyers, who I realized were oftentimes faced with a lot of overwhelming confusion while navigating the real estate process. I think some first-time homebuyers delay or prolong the start of their home buying journey because they don’t realize the benefits or know where to start. With that being said, I knew my job was to simplify and promote the path to homeownership by using social media to create relatable humor and engaging content.
As my online presence grew, so did my impact. I had clients and followers reach out to me saying that they found comfort in my content and information that I was able to provide for them. Homeownership may seem like an intimidating pursuit, but my goal is to remind people that it doesn’t have to be, and can actually be an enjoyable and even eye-opening experience.
Looking back, I feel humbled by the experiences that have led me to this moment. From an unexpected opportunity during a global pandemic to a leap of faith that changed my career and life, every step that I’ve taken has shown me the beauty of embracing change and making the most of every opportunity. My journey is just getting started and I will continue with my commitment to guide others every step of the way, one social media post, one client, and one home at a time.

Learning and unlearning are both critical parts of growth – can you share a story of a time when you had to unlearn a lesson?
“Working hard leads to success” is a lesson that I had to unlearn. Growing up in the Vietnamese culture, I think many young people are led to believe that they need to work hard to be successful. Luckily, my parents were never too hard on me about finding a “good job” and making “good money”. Nevertheless, I did feel the social pressures from those around me to always put in the hard work. Although I’m grateful that I had the push I needed, I don’t think that working hard necessarily leads to success. To me, simply putting in long hours and hard efforts doesn’t guarantee success, especially if someone doesn’t work smartly and efficiently. It’s not just about the quantity of work, but also the quality and strategy behind it.
I also believe that it’s very important for someone to have genuine passion for their work. Without that passion, I feel like maintaining the dedication required for real success becomes real challenging. I also think that the meaning of success is subjective and means different things to different people. Many, including myself in the past, tend to associate success with financial wealth. However, over time, I’ve come to realize that success is more than just financial gain – it includes personal growth, happiness, meaningful relationships, and an overall sense of fulfillment in what you do.
I see success as a continuous journey without a clear endpoint. It’s about achieving milestones and celebrating victories along the way, rather than reaching a destination. I think it’s important to always enjoy the present moment, rather than sacrificing our present days for the hopes of a better future, which is never guaranteed.
With all being said, I do believe that hard work is important but it’s not the only thing that determines success. There’s many more factors that contribute to a fulfilling journey, which varies based on each unique individual. Everyone has the power to define success for themselves, while embracing the continuous pursuit of growth and achievement. Only you can write your own story.

Can you tell us the story behind how you met your business partner?
When I started working at HomeSmart Evergreen Realty, I met Davin Emmons, the founder of what is now Davin Emmons & Associates, Real Estate Specialists, one of the Top Producing teams at our brokerage. Although I had zero knowledge about being a real estate agent, I listened to many of Davin’s compelling real estate stories and was always inspired by the possibilities that this industry held. Eventually, I said “why not” and decided to study for my real estate license.
Between the demands of my full-time job, on the weekends I would join Davin in the field, quietly observing as he met with his clients during listing appointments, property showings, and more. I asked almost every real estate-related question under the sun, and he always patiently answered them. Looking back, I’m very grateful for his guidance and the behind-the-scenes experiences that I had, which prepared me greatly in becoming a competent, well-rounded Realtor.
One day, Davin shared with me that he had a vision to build a real estate team and extended the opportunity for me to join him. At that time, Davin had accumulated 18 years of experience in his business and had personally built a huge client base – one in which he needed help managing effectively. I was very nervous for two specific reasons: I understood the huge responsibility of stepping into those shoes, and secondly, I would be transitioning from a stable salary to a commission-based income. However, I was more hopeful than nervous and decided to embrace the opportunity to join him. Over the past year and a half, working with Davin has taught me important lessons about the real estate business, whether it’s the art of negotiation, patience with the process, or significance of building strong client relationships.
At the beginning of this year, our team welcomed a third member, Madoka Martin. Her passion and energy provided our team a new edge to our collaboration. Aside from our routine team meetings, once a month, Davin Emmons & Associates organizes what we call the “Think Tank”. This involves a round table discussion between other Realtors attempting to strengthen their footing in the industry and some of the brightest lenders, title reps, and more. The collaboration is organic, unique, and fulfilling because our team is transparent and open to sharing our ideas and successes, even though some may argue that they should be kept a secret. The purpose of the Think Tank is for our friends in the industry to succeed as well.
Our team specializes in residential real estate transactions, in which we assist both homebuyers and sellers with their unique needs. We’ve also had the privilege of assisting some celebrities with their real estate goals, which has brought an exciting element to our portfolio. We’re also currently in the process of executing some exciting ideas and are thrilled to share them with everyone.
Reflecting on this journey so far, I’m so glad that I decided to believe in myself and take a risk that led to one of the best decisions ever made. Working with Davin Emmons & Associates and being a Realtor has been such a rewarding, positive, and fulfilling experience. I’m glad to have crossed paths with Davin, who I now consider a wonderful business partner, mentor, and most importantly, a great friend.
