Hi Ron, thanks for joining us today. Some of the most interesting parts of our journey emerge from areas where we believe something that most people in our industry do not – do you have something like that?
Value of referrals.
The old law firm model had more clients than lawyers. A good lawyer would hang his shingle, network with other lawyers, then perform accurate, responsive hourly billing, and let the money come in. Today, clients change law firms, new clients are being created every day, and referrals do not fill the pipeline.
Our focus has been on educating and helping the consumer learn about commercial real estate. We guide them through the process and provide legal counsel to enable them to sign complex, high value contracts. This enables them to compete with larger institutions in the industry.
Lawyers can be useful guides. If they understand your goals, then lawyers can be advocates and help get things done.
Ron, before we move on to more of these sorts of questions, can you take some time to bring our readers up to speed on you and what you do?
Ron Rohde is a Texan with a long history in north Texas real estate. As soon as he had a driver’s license, he was delivering keys to tenants, supervising contractors, or delivering notarized closing documents for a variety of rental properties.
With both parents as licensed real estate brokers and mortgage lenders, it was a natural evolution to advise clients on real estate transactions.

After attending Lake Dallas High School near Lake Lewisville, Ron attended Cornell University in New York. A few years in corporate America led him down to Florida where he graduated from the University of Miami School of Law. Knowing that he always wanted to return home to raise a family, he passed the Texas Bar and moved to Dallas.
Today, Ron focuses on all aspects of investment real estate. We focus on commercial real estate transactions for investment. Acquisitions and leasing for triple Net leases. He advises clients on LLC formation, raising capital, loan document review, commercial leases, short term rentals (Airbnb). With many clients working full-time or living out-of-state, Ron brings the best use of technology to the forefront to save his clients time and money. Outside of the office, Ron and his wife Bethany have two children. They live in East Dallas and enjoy being able to walk to all their favorite spots. He is also an avid motorsports fan and can often be found at the racetrack in his Honda S2000.
INVESTMENT PHILOSOPHY: we spend time getting to know our client’s experience level, individual goals, project goals, and budgets. Without knowing this information, too many lawyers dictate their own prescriptions on clients without adjusting advice to the particular needs of the client.
Are you investing for a shorter hold period (<24 months) or a longer hold (60+ months)? Are you interested in mitigating risk (stabilized asset) or increasing returns (value add)? Why are you interested in commercial real estate over other investments?
Without any of that information, it’s impossible to talk strategy. And the thing is, A LOT of people hire a lawyer exactly like this.
Can you tell us about what’s worked well for you in terms of growing your clientele?
Find the widest net where your clients spend their time. Then develop a narrow niche that provides value to them. For me, it was on YouTube producing legal content for commercial real estate investors.
We often hear about learning lessons – but just as important is unlearning lessons. Have you ever had to unlearn a lesson?
When I started my law firm, I had very few clients. I talked to a lot of other business owners who said to start by doing great work for connected clients, people who would refer you future business. I looked at their success and thought it was a good strategy to build your reputation.
However, it was only good advice to build a referral based small business. Waiting for past clients to refer new business was a terrible marketing plan. I learned that you have to decide what kind of business do you want to be?
One, a referral based business that doesn’t have control over lead flow and intake volume. It can be less stressful with fewer costs, fewer choices and skillsets.
Two, a business with a marketing budget, analysis of Return on Investment and a reliable method to spend more money and produce more leads.
I’ve pivoted to the latter and despite many other law firms firmly in camp number one, I’m happy where I am.
