We’re excited to introduce you to the always interesting and insightful Tevis Verrett. We hope you’ll enjoy our conversation with Tevis below.
Hi Tevis, thanks for joining us today. We’d love to hear about one of the craziest things you’ve experienced in your journey so far.
As a property owner and a student practitioner of the law profession, I discovered that my tenant decided to freeload on me and live in my property in Lakeview Terrace, my ancestral childhood home.
I had a naive impression that I had the power of the state behind me to assert my property rights. I could not be more wrong. I discovered by getting kicked in the teeth that tenant rights in California trump property owner rights. Adding the quiet and unknown fact that eviction courts are broken, irrevocably broken, and still dealing with COVID-19 moratorium tenants eviction rights issues, I fought a bare-knuckled brawl in eviction court in Pasadena, California at the Pasadena Courthouse, Superior Court, County of Los Angeles, for eight months.
For those eight months, I made mortgage payments as my now serial squatter and what I discovered ex-prostitute and freeloader lived on my dime for eight months and ran up a horrendous electrical bill running the air conditioning through a hot summer.
Unfortunately, I was bested and outmaneuvered by what I discovered to be nonprofit tenants rights law firms that are funded by the city and the state to protect tenants rights against landlords such as myself.
So this was the trifecta. Fighting attorneys while fighting the city, while fighting my squatter freeloading nonpaying tenant, while dealing with a broken court system.
Having been outmaneuvered and understanding the kick you in the teeth plight of landlords, I founded Squatter Lockout. Using procedural maneuvers within the court system, we now offer a streamlined way to rid a beleaguered property owner from the infestation of these grifters who would take advantage and live for free on someone else’s dime.

Can you tell us about what’s worked well for you in terms of growing your clientele?
I’ve learned the hard way to go where your customers are.
I have tried social media and found people just complaining about their plight. The ready to buy clientele that have been my best clients I found coming out of eviction court.
If I have learned anything in my revolutions around the sun, it is to get out of your own way and help, truly help ease the pain of those around you.
If you can do that, you will be wealthy as well as softly, wealthy beyond your wildest dreams.
Be your brother’s keeper

Learning and unlearning are both critical parts of growth – can you share a story of a time when you had to unlearn a lesson?

I didn’t go away quietly. . . I left a mark on the do-gooder attorneys and cost them six-figures to defend my prostitute squatter.
So this was the trifecta. Fighting attorneys while fighting the city, while fighting my squatter freeloading nonpaying tenant, while dealing with a broken court system.
