Alright, Taneisha thanks for taking the time to share your stories and insights with us today. Let’s start with what makes profitability in your industry a challenge – what would you say is the biggest challenge?

I would have to say not having a lack of knowledge, not having a solid game plan, and lacking foresight. Being successful in real estate relies heavily on the ability to understand the market Not just in your desired area but understanding the market as a whole. It’s easy to go out and buy a bunch of properties just because but having 100 properties means nothing if you are not cash flowing. For myself and what I teach my students is to prioritize quality over quantity, go for the high converting properties that will cash flow you thousands instead of 100 properties that only make you a couple hundred

Sometimes new business owners that are wanting to reach the goal of making a million dollars stretch themselves too thin trying to create new business ventures in order to create multiple streams of income. You really don’t have to do that you just need to niche down and create multiple streams of income within one business venture. For example, within my real estate investing membership, 7 Figure Investors club I make income several different ways off of one enrollee. Membership fee, merchandise sales, affiliate payouts and funding projects to name a few.

Taneisha, before we move on to more of these sorts of questions, can you take some time to bring our readers up to speed on you and what you do?

So, I got started with real estate investing through the tax lien auctions. It was an unfortunate situation that allowed me to have the capital. I was in a really bad wreck, the car was completely totaled and I was able to get a pretty substantial settlement I took it and went to the tax auctions and was able to walk away with my first two properties. Now I focus more on luxury multi-units, vacation rentals, and commercial developments.

On the flip side, I also teach financial literacy. Not just showing people how to invest in real estate but teaching others how to build wealth, and retire early by changing their mindset and making smarter financial decisions. From budgeting, credit, investing, and even how to buy and sell businesses.

As far as what I am most proud of, it would be that despite everything thrown at me I did. I’m just a regular girl who grew up in the hood and made something out of myself. And now I have an entire legacy and empire to past down to my child.

One of my biggest strengths in business is my ability to think outside of the box. I don’t market like other business owners and with my own marketing techniques I can attract multiple target audiences. I like to relate to people and break things down where it’s easier to understand.

Let’s talk M&A – we’d love to hear your about your experience with buying businesses.

Whew, yes.

So I recently acquired my first business under my umbrella TD&F Investment Group. it’s really great because it has nothing to do with real estate and financing. But it allows my brand to venture into other markets.

The acquisition itself was smooth, the company was raising funds and I stepped in and offered to buy it under my brand. It allowed me to raise my brand’s net worth and it opens so many doors to new industries and markets.

Let’s talk about resilience next – do you have a story you can share with us?

So in the world of social media one of the hardest things can be putting your brand out there. Especially because so many are driven by lifestyle marketing and what they can visibly see. I didn’t and still don’t lead with lifestyle marketing. My resilience comes from continuing to post information and content despite who sees it. My ultimate goal is to teach people how to build and maintain wealth, I can only do that by maintaining my integrity and keep pushing even when engagement is low.
